Check-in was straightforward and relatively easy, and the room was clean and neat. The facilities are great - secure parking, communal dining room, braai area, picnic bench in the front yard. Waking up and being able to take a walk along the beach was amazing, the environment is peaceful and clean. The only suggestion I have is for small bottles of cleaning aid for the kitchen and bathroom.
We stayed there for three nights and really enjoyed the arrival and departure time. Everything was on time, everything was prepared for our arrival. The room was comfortable and tidy. Parking was plentiful and safe. The morning meals were top notch and worth every penny. Because I am active in the sea with a kayak, it was extremely convenient and effortless to just walk over the gate and be in the sea.

Room 3 was a disappointment: the bed was uncomfortable with a gap between two beds pushed together, and the mattresses were worn. The windows were dirty, the blind was broken, and the wifi password in the booklet is incorrect. The showerhead leaked, the bathroom window is cracked and dirty, and the microwave was wobbly. The tap in the kitchen is loose, as is the basin in the bathroom. The shower doors are terrible, with yellow and torn rubbers. The decoder is precariously balanced on the TV. The TV channels are snowy and unclear.
It was simple, but neat, clean and comfortable. Would have preferred to be received by the owner and shown around, rather than just being handed a bunch of keys and told "there's your room".
Roof fan's chains broke and we couldn't use it in the scorching heat. The wooden floors are thickly tacked (tough) and damaged. There was only one fork in the knife drawer with a whole supply of knives. Towels were not good quality. Bed linen was clean: thank you very much! Kaste's paper on the shelves is torn and broken. The clothes hanger is rusted. Refrigerator freezes everything (including milk) because there is no door on the freezer compartment. We had to throw away tomatoes because they also froze. The place indicates poor supervision and maintenance.

We got a bigger room for the same price. The kitchen was well equipped with everything we needed. Room had Garage parking. Nice sea view from the room. There was also lightning fast fiber available. Will definitely visit again!

I am so impressed with 12 on Beach. I recommend this guest house above all the others I have been to. Value for money with even Netflix too. The bed sleeps heavenly and usually I struggle with guest houses say hard pillows. However, I didn't struggle at all with these pillows and slept like a rock with the best feather duvet and soft pillows.

I suggest that a small stove, two small pots or even a three-foot pot to make African or Afrikaans food at the braai be provided. My reason is that West Coast style of cooking is far different from KZN, GP and some areas of the country, so we struggled to find the best meals. But the stay was good.

Apart from my sea view in some of the rooms, the environment is not really for vacationing. Rear rooms get a lot of noise from the main road passing by.

We loved our weekend staying at your accommodation on 12 on Beach. We had a stunning view from our bedroom of the beach front, we had every home comfort at our finger tips including DStv and we were able to braai on Saturday night, my parents thoroughly enjoyed themselves as well and loved their room at room no 4 as well with jacuzzi bath. Only problem experienced is the sofa needs replacing as it is not very firm to sit on and mold on the ceiling requires attention from a health perspective. But other than that it was fantastic as always. My number 1 place to book when visiting the west coast. Looking forward to our next visit.

The room was nice and big, the little kitchen and a great bath tub. Oh and the nice lady who helped me check in. I only have one problem and it's the parking space. I'm definitely coming back to this place.

It was our 2nd stay with them and we were only supposed to stay 3 nights and ended up staying 6 nights. We were received very kindly and made to feel very much at home. My dog kids enjoyed it there just as much. I will use them again.
12 on Beach is the ideal place to break away from the city in peace and quiet. The places are always neat and clean. Staff is friendly and price is excellent. Braai facilities are available, as well as food that can be ordered there. Located close to shops and if you just walk across the road you are at the sea, after which you can listen to the waves roll on the beach at night. It's our second time staying here, and will definitely stay here again in the future. Big plus is that we can take our four-legged child with us!
Just wish that the gate had a lock as we went by motorbike and it was a bit unsafe. Other than that we had a beautiful time. Your staff is so friendly. 10/10. Will surely make use of you guys in the future.

Reception was amazing, check-in was effortless. We were in Room 9 and the endless views were beautiful throughout the day. This room comes with a garage that has direct access to Room 9, this was awesome. The room just needs to have a broom and mop for guests that doesn't require daily room service. Overall, the experience was very pleasant.
No hot water in the morning or evening. Mattresses not made for people with back problems. Water runs out of shower curtain, floor wet and dangerous.
There is only a street that separates 12 on Beach from the beach. The yard is neat. Secure parking although a bit tight for all the vehicles. Room and bathroom are spacious. The kitchenette is a little neat, but quite sufficient for a week's stay. The staff is very friendly and helpful. Suggestions for improvement: Rooms need a little attention as the TV wires hang very sloppily. Only 1 portable braai in the courtyard for all the guests to use. It was quite awkward. In my opinion, 2 more portable grills would be sufficient for the courtyard. Did not make use of the WiFi, because the password was not provided to us, but I must also add, we could have asked for it from our side.
Perhaps the DStv is slightly misleading as there was only one channel available.
Although spotless, it was very basic, nothing luxurious about it. Not value for money. The bed was comfy and cosy. Wi-Fi worked beautifully. I would've preferred if someone was on the property at night. I felt quite isolated and alone although I felt safe. I could not get through from the courtyard to the main area to enjoy the sea view late afternoon. The key given to me didn't work and no staff were present. I only encountered staff on arrival and at my second breakfast. In order to open the door to the communal area, one needed brute strength. An older person would not have managed. Joyce served 2 lovely breakfasts and was helpful and charming at all times. Safe parking was great.

The units are very neat and security is very good. I would recommend 12 on Beach anytime if booking one of the ocean front rooms. We booked room 2 and 3 not knowing that it adjoins Camp Street. Camp Street is very busy. Both nights there were cars making noise in Camp Street (and speeding) all night and we couldn't sleep at all. So - if street noise bothers you at all I would not recommend the upper rooms (2 and 3) at all. On all other points, 12 on Beach is excellent!
Safe environment, nice room with all the accessories and safe parking. Oh yes, their handling of the Covid thing is very good. Your key is put in a safe with your password that they give you. You get your room key, security gate key, remote control for gate and the rest of the other keys as well.
Warm water - shower needs attention. Television connections caused a slight problem. Although it stated that certain channels are available, the picture was still blurred.
Had a little trouble getting in with all the codes. Just sorry for load shedding through night, wife uses breathing apparatus, connects to car battery. Didn't see host/lady at all. Bushes on pavement can come out. Washbasin detached from pedestal. Shower door hooks open/close position. Towel pipe broken in area, can hook and hurt you. Adjusted by noise when wind blows. Gate at entrance does not lock. Fridge one foot away, lots of loin lamb.
The room was clean and the bedding neat. The stay was really value for our money. The only discomfort was the noise of the motorbikes all night long.

The room's bathroom is not private enough at all. The hand basin is in the bedroom. There is no sink in the kitchen to wash dishes. There are braai facilities but no meat tray or braai tongs. The grill is not clean and the grill grates were very dirty. There is also no light at braaier. The view was nice from the room but otherwise not much else that takes your breath away. The other units that look better and nicer were not fully booked, feel they could have given us a choice. Our son's room for the same price, although no sea view, was much more spacious and bathroom separate. I was not 100% satisfied with the room.
I got in touch with the lady who owns the 12 on Beach. Sent her evidence too. The bedding was disheveled and wrinkled and as my daughter said, it should have been tidy. It would appear that the bedding had not been changed after the previous visitors. Crumpled, unironed and I showed my daughter blood streaks on the part where I opened the linen by the bed. It was absolutely gross. The slopes' hems came loose and parts of the cushion pushed outwards. Both my and my daughter's rooms. The towels in my daughter's room "frayed" and made fraying everywhere. It creates a poor impression and is not expected from a place where you pay R500 to R550 per night. The floors were so dirty. On Friday night I showered in my room and changed into night clothes. Just walked on my room floor and bathroom floor. Saturday morning I wanted to bathe, and went to my daughter's room with shoes on. There I ran into the bath water, took off my shoes and when I got into the bath, I slipped and the soles of my feet made such brown stripes on the bottom of the bath. The rest of the room's floors were just as dirty. I dripped water on the wooden floor, took toilet paper and wiped it up (taken video) and the toilet paper was BROWN. Furthermore, there were no shower/bath gel, hair shampoo or hand cream bottles put out. The remote from the back of the TV was also gone and the batteries kept falling out. Finally it rained, and on my way out of the room on the upper floor, I almost broke my neck on the tiles full of water. At least there should be safety measures in place such as these strips that you stick on stairs so that you can get a foothold. And two-point plugs for hair dryers.
It was a bit weird to receive the keys from a safe, rather than from someone actually checking us in.
I realize I declined the request to provide feedback during the booking, but the very bad experience at 12 on Beach compels me to provide feedback. First of all, I should have been more observant because in the photo on your website the patio is full of weeds - which is of course a clear sign of don't bother me. I also read some of the reviews and was amazed at the high marks/stars given by visitors. After describing my experience, you will surely have to evaluate the guest house again because as far as I am concerned, it is a one star and two stars is too much. Actually, it should be close to zero if one expects a certain standard. When I arrived at 12 on Beach around two o'clock in the afternoon on Tuesday 26 October, the front door was locked and a sign read "Closed". I test the door but it's locked. I also peer through the glass windows but can't notice anyone or any movement. Then I just called the number on the guest house advertising board, and they told me that someone was there and that I should ring the bell. OK, I didn't see the bell. I ring the bell and afterwards someone comes to open the door. The lady with an apron on and she is probably a cleaner but is very busy and looks at the bookings. The booking book is an A4 hardcover book from which a large piece of the crumpled page has been torn out with a few names listed with room numbers indicated. First of all they don't have anyone of my name on it and someone else under Wally is only booked into my room (no.7 as booked) for one night. It was a Pienaar after they asked him when he happened to be in the room. After a long back-and-forth between the lady and another woman handling the reservations I assume, they offered me another room (without sea view), with noticeable relief when I just accepted without even reasoning about it. They then offered me free breakfasts as compensation for the confusion but as I walked through the dining room to my room. (Yes, that's the way to the rooms) I didn't feel like eating breakfast there anymore. Fortunately, I already had other plans in mind and took advantage of breakfast somewhere else. After having to walk through the legion of gates to get to my room, I find my room which is the top level of an apartment. It looks quite comfortable and modern and clean, I must admit. I then also found a parking space in the back of the quad, although it is very uncomfortable to drive in and out. I then drove out again later for business reasons and directly afterwards for dinner but when I came back, there was no parking space because all the other guests' cars were full - front and back. I then just had to leave my car overnight outside next to the sea where there is a parking space. Now I have to work through the bunch of gates again - Front door (actually dining room) sliding gate, then dining room another sliding door, then steel gate, then another steel gate then front door. Each time, first figure out which of the five keys fit into which lock. So it just takes time. (I later walked the long way (about 400 m) outside through the car gate at the back. After making myself comfortable and wanting to turn off the lights at around 10:00pm in the evening, I see that there is still a lot of light shining into the apartment. The front door has a glass panel through which the porch light shines (I use a towel to block it out). The blinds rattle when the wind blows, so I close the windows. The blind above the bed cannot go down completely and allows about 10 cm of light through - which lets in the light from outside. The door rattles when the wind blows. The lights from the TV, the decoder and the other router shine directly into my eyes and it's very disturbing when the room is dark. I put socks in front of every light. Since my return after dinner, some of the others had been visiting the guests outside in front of the lower apartment and were quite noisy. It was all well and good and I could handle it up to a certain point - but it kept me awake. Later, I think it was around 12:00 at night, they moved inside but the sound traveled through the windows and concrete floor and I could still follow parts of the conversations. Later it was arguments. It wasn't until 02:00 that there was rest, and then I could sleep - until I had to get up at 05:30 to give presentations at a conference that day. Fortunately, the next night was quieter, but my car had to be parked outside again and I had to struggle through the gates again. My room was therefore made to the side and my bedding was clean and fresh. But I don't think it's a two-star guest house. I also did not get a quote and still have to call another lady for the quote. Well, I'll be more careful what I use on the website's accommodation. There really should be better or more consistent evaluation of guesthouses. Clearly, it appears that Covid-19 has affected the guesthouses and that the standards are now much lower. Following my experience, some of my colleagues have had similar experiences with other guest houses in this county (Saldanha) which indicates that whoever is doing the evaluations is not up to standard or that the website has double standards.

The only thing that didn't work well for us was the sleeper couch which was a bit uncomfortable. On the pictures of the room it was not clear that what looked like an the extra bed was actually a sleeper couch.

People who also stayed there kept us awake with their noise and parties, were very unhappy with the situation. The people who also stayed there and they visit guests who don't belong there, robbed us of our sleep and peace and it was very unpleasant, because they made noise until late, then they are quite from the army and drink and barbecue and noise. They didn't care about the other people who were also there, I know it was never like that.

We were just looking for a place to sleep for an event we were attending in Jacobs Bay, not far from Saldanha, and for that it was good enough. Also considering what you pay for it, it is value for money. However, the bed is not the best, overslept and one leg popped out when my husband lay down on the bed and he is not overweight.

One of the best units we stayed in on our Cape tour. It is quite big, clean and with just enough for two people to stay comfortably. Large neat dining room for breakfast. Plenty of barbecue space, friendly staff.

We would like to suggest the a WiFi booster be put in for the rooms at the back of the house. One doesn't always want to go and sit in the lounge to use the WiFi.
Linen was worn out and full of stains. Stayed there for 5 nights and asked we asked for the linen to be changed but that was never done. The bed was not comfortable at all, it was missing the converter because I know these beds that are convertible beds that can be twinned when you put them together, you need to place the converter. We could not wait to go home because of the bedding and main bed.
It's probably because we were spoiled at our previous overnight stays that this one disappointed me. The photo is misleading. These are rooms within a large complex. You don't see or hear the sea at all. We happily visited the area and drove around a lot.
Place is well located with lovely view in front. Unit 7. was comfortable. However, a few things bothered and should be addressed: No one to receive us and/or communicate arrangements with keys, we had to call to gain access. Gas bottle was empty, so could not use gas stove or kettle. One misses a dishwashing sink in unit to e.g. to rinse out dirty cups. Front of house security should receive urgent attention. Garden walls and gates are low and anyone can easily access yard ─ palisades and higher gates may be the solution. Friday night someone wanted to break into our vehicle (parked in the yard), luckily we woke up. Late on Saturday night (9pm) two strangers knocked on our door, apparently looking for accommodation for the night. No burglar alarm and security gate makes you feel quite at the mercy of unit 7.
There was no hot water the morning, and it was not as well maintained as stated on the website. It is very cold overnight here, and there is no heating in the rooms. In one room the electric blanket did not even work. The amenities stated were not available. Very disappointing.

It is clear that guests' needs take priority at all times. As this was our first stay in Saldanha, we will always remember it as a very pleasant experience to which we will definitely return.

We just looked for a bed to sleep in for one night, but got more than we expected. The staff are very friendly and helpful. Room 7 was very clean, fully equipped for whatever you might need, the bed was just right with parking behind a gate right in front of this particular room. 12 on Beach is literally a street width away from the sea with a very beautiful view of the bay.

Everything was very nice. Neat, safe, peaceful except for the warm water system which was faulty. Hope it gets fixed soon.
The guest house is advertised as "facing the sea" but in reality only two of the rooms, no. 7 and no. 9, face the sea and a quiet street. The other rooms are at the back of the house and are unfortunately close to a busy street with the result that it is sometimes very disturbing to listen to the constant rush of cars and motorbikes until late at night. Unfortunately, the owner of the accommodation has no control over the traffic and cannot help. However, I would recommend the accommodation, but potential travelers looking for silence should instead choose the two rooms at the front of the house. I would stay there again but then just choose a different room.

The biggest mistake - there is no mistake.
Baie vriendelike personeel en baie bedagsaam. Dankie aan Sonja en span. Hulle het ons verblyf baie aangenaam gemaak en gevoel of ons hulle al jare ken. Daar was altyd 'n bederfie wat baie beteken het.
Ons was vriendelik ontvang. Ons kamer was skoon en dit het regtig gevoel ons was by die huis. Ons kamer was volledig toegerus. Tot elektriese komberse. Sal dit hoogs aanbeveel. Die free WiFi was ook 'n bonus.
Not only is the location fabulous, their rooms are great their service is outstanding, and it is affordable.Looking forward to going back.

12 on Beach was very comfortable, lovely view of the sea and it was just over the road to the beach. The Shower needs some attention as the water was ether cold or boiling hot when having a shower, we did mention it to the owner, apart from that I would go back for another weekend stay.

When we stayed there the army also unfortunately stayed there and had no respect for others. The place is beautiful and neat though. But as mentioned in a previous review, it is in a very busy street so know that little sleep awaits you.

Where to begin? From the friendly staff to the peaceful atmosphere and all the facilities which made our time at 12 on Beach excellent. Not to mention the excellent tariffs. We enjoyed it a lot and definitely plan on taking a bigger group to book 12 on Beach for a couple days. Does not feel like a guesthouse at all, but like a home. Thanks for the nice evening and good time. Room 1 which is where we stayed had one fault and that was that the kettle was a stovetop kettle, but there was no stove. We boiled water in the microwave. We are not nitpicky about it because it's a genuine mistake that could happen to anyone. The coffee was nice though.
It is a very nice place to just break away from your normal routine and the sea is very calming.

Clean, homely place with friendly people, from management to staff. We drove very far and were very tired. Upon our arrival we were kindly received. Staff and management were really good. Rooms clean and tidy and the fact that we could entertain people with a braai was definitely a bonus. It feels like your home and it's nice. The sea view from the veranda was indescribable. We will definitely not book anywhere else when we go to the Cape again, and have told and recommended you to everyone we know.

Very neat and well equipped with all the necessities for a perfect stay.
The only problems I encountered was that the unit no. 2 in which I went home, sits on the main street and that the traffic was terribly busy until late at night and therefore very noisy. The cleaners sometimes forgot to empty the bins and the freezer section of the fridge was very frozen which made it difficult to put anything in there.
Nothing wrong with the accommodation. Was really surprised. Definitely value for money. Only problem was that we were woken up at 3 in the morning with a loud knock on our door to find out about a sedan car...brought it to management's attention in the morning.

Place is neat. Sufficiently furnished for the business person or overnight accommodation. Not fully equipped for longer term "self-catering" accommodation. But all in all not a bad experience.
Enjoyed our stay, we have been here before. Just one problem, the guests beneath us partied until after 2 in the morning, it was irritating to say the least.
It seems that there is not a manager or receptionist on site, so there is no control over the guest house or guests, and if you need help you have to just walk around and look until you can trace someone down. When we arrived at 12:00 there was no one at reception. After we had waited a short while, we rang the bell, and the handyman who was doing maintenance tried to help us, and took us to the room. I had to keep on looking for a receptionist to settle our bill. According to our booking on the website it is a B&B (pretty confusing). Family Room: sleeps 3 with a queen size bed, 1 room in the guest house / B & B with lunch and dinner that can be ordered additionally. Breakfast was not included and charged an extra R60 per person. The very busy main gate which bordered our room makes a tremendous noise every time it is opened. On top of that it is right on the main road with a lot of traffic noise. Some of the guests who was staying over, partied and made a noise late into the night. Thus we didn't have a peaceful night's rest.
Although the room was very neat and clean and there is free Wi-Fi available, I was very disappointed. The location is also on the main street, thus a lot of traffic noise. The reservation states that you can check in from 12:00 to 21:00. We ended up at dead man's door at 2pm. There was no one to receive you. Had to call number on front door and then received a sms giving procedure for after-hours check-in (I wasn't after-hours). There was only one pillow per person on the beds. When asking for extra pillows, there was also a problem with sending someone out to get extra pillows. There was also no hairdryer available. My friend had to quiet down 2 people in another unit who were making incredible noise late at night. Upon inquiry heard it was only supposed to be one person in that room. So there was no control over the guest house, because there was no owner or manager on the premises.
2 nights' accommodation was too long. We stayed on the street side, which is a highway, so there is no peace and quiet. Just a pity we didn't know where the rooms were. R16,000 wasted. Had to look for other accommodation. I booked 3 rooms and we only used them for 2 nights. When you shower downstairs, there is a drain smell in the upstairs room. Would definitely not recommend the back rooms to anyone. It was terrible!
Wouldn't recommend for a holiday. Neatness was poor. Some of the other guests brought their dogs and they soiled the yard. Paper bags were lying around and no one even tried to keep the yard neat. Room in which we stayed had a fridge which was dirty between the rubber seals were mould and sand. Parking could accommodate al the guests but if you come in late you park in the way of the guests that want to leave early the next day. Location is in very busy street.

We had a wonderful time! You walk across the road and you are on top of the beach. The room was very neat and clean. The staff and manager received us very kindly. And there is safe parking for the cars, or motorbike as in our case, within the yard. Will definitely stay there again!
My only issue was the water temp in the shower went from scalding hot to ice cold every 2-3 minutes. Challenging but minor.

We were warmly received. I like the braai facilities that were available, as well as the wood that was available to us. It will make the stay very comfortable if there is a stove to cook food.

Thoroughly enjoyed our stay at the Guest House, and Este was exceptional. Made sure we had everything we needed, even if it meant going out to buy it for us. Felt at home and will definitely return to 12 on Beach again.

The experience was not delightful. Extremely cramped quarters. Shower door handle was broken. Security gate was rusted and difficult so close correctly. Parking lot gate leading to street also struggled to close at one point. Disappointed with the stay, would not recommend to friends and in addition I won't be returning next time.

The first day the weather was cool. However, we did not let ourselves be put off and went to explore the Saldanha, Langebaan and Vredenburg areas and came to kick off our shoes in the evening at 12 on beach. Currently planning for next visit.
As a man who travels a lot around the country, I had a very quiet time for the first time. The beauty, hospitality and the service were excellent. The fact that I could bring my 3 month old baby with me was very nice. We thoroughly enjoyed the tranquility. The owners of 12 on Beach are doing an excellent job of making Saldanha a great tourist destination!

The room is comfortable with a nice king size bed. There is no view of the sea from the room, but it didn't matter to us. We were received very kindly, and the owner and staff were particularly helpful with any queries and problems we encountered. The room itself is very neat, clean and spacious. The kitchenette is a bit small and a shower would also be nice, but the accommodation was lovely and we will definitely return.
