Friendly and helpful staff, Shaun assisted us in all we needed. The room, bed, and linen were clean and comfortable. Car parking was safe and off the street. The breakfast was well presented and nice.
Was very calm. Good location. The parking was very safe.
We do appreciate the extra effort. The location was perfect because we had an event at the Victoria Hall for the elderly. We are 2 social workers with the company car and were concerned about the safety of parking, but the parking was perfect. We had access to our room even though we had to stay out late.

Staff were friendly, rooms were clean, there was private parking for our car. Breakfast could be improved upon.

It's very centrally located in Caledon, with the advantage of being close to eateries and shops, but also the disadvantage of noisy people around you. There is a deliciously refreshing swimming pool and the beautiful atmosphere of Greece, of relaxation and community.

Place needs a makeover. Everything is very old and not in a good way.
Leka stayed, but customer service not up to expectations. Breakfast was supposed to be from 8 o'clock. Was ready at 8, but no breakfast. Then just drove.
On arrival I had to call the owner, couldn't get in. The entrance to the covered parking was extremely bad because the road was blocked with a construction vehicle. The place is dirty and I realized again that the pictures are misleading. The building inside stinks and the walls are dirty. There is no air conditioning and the password for the free WiFi is not known or given. There is nowhere in the small room a place to put down clothes or bags. The coffee and kettle are tucked on the bedside table next to the bed. The water in the shower is so weak that you have to dance around to get wet or to rinse yourself off. One hour in the night I had to call the owner and ask him to silence the people who were not checked in and who had keys to unlock the security gates. They made music in the living room, laughed and talked while the drinks flowed. And all this 30 meters from my bedroom door. I made an audio recording of how it went while paying for a safe and peaceful night's rest. The owner did not offer an apology or return the key in reception the next morning. He seems to have gone into hiding.

We booked two nights at the Athenian Villa and it was the perfect break from the rush during the week. Our check-in was very good, the room was neat and cozy. Will definitely come back again, this time staying a little longer.

The original antiquity was very present, which brought out the tranquility. Staff are friendly and hospitable and the manager was very helpful with the necessary information we needed.

It is a very neat place with a pleasant feel. However, the toilet in our room was loose and if you didn't secure the toilet, it could move out from under you. The person lying on the bed is also watching you while you shower and it's a strange feeling. Overall it was worth the money. Place is otherwise in nice condition for an old building.

Athenian is truly the perfect place. The atmosphere just creates such a peaceful effect. Everything is tidy and everyone is very friendly. The breakfast was also fantastic.
My daughter and I thoroughly enjoyed it. The manager was really very helpful and hospitable. He gets ten out of ten! Athenian's location is also perfect. Thanks again for our unforgettable stay, as well as hospitality.

Stil en rustig, baie vriendelike personeel, veral ontbytdame. Benodig net lugversorging in die kamer, verder is alles wonderlik.

Place was very nice and rooms tidy, except for one towel that had a dirty spot on it, as well as bedding. It was then exchanged with another room's. Swimming pool was dirty and unusable. One of the reasons why the place was chosen.
Lovely place but I was not furnished with a WiFi code. Other than that the staff was friendly and the place has a lot of charm. I would be hesitant to stay if I went alone, but once you inside it’s great.

It is a lovely place with a very nice manager. Your vehicle is safe in covered parking and behind an electric door. The decor is very beautiful. The breakfast was delicious. There was a panel heater in the room, which made it very cosy. The only negative point was that we didn't have hot water. The water was just lukewarm.
The photos are a bit misleading because the place is older, but comfortable, accommodating, friendly, clean, makes you feel welcome.
Hygiene and cleanliness in the dining room as well as public areas leave much to be desired. Place mats and tablecloth not cleaned or changed during stay. Bed linen and towels were clean. Rooms are very compact and not set up for business travel - no laptop work facilities. Price wise, it is suitable as an overnight unit for the holidaymaker with secure parking.
Felt very unsafe. Breakfast was included but my appetite was gone. Just a place to eat outside with stormy winds ... ice cold. I could not wait to get away. Another younger girl that stayed there was just as scared. Her friends had to walk her to her room and it's not nice.

There is only one negative aspect and that is that the owner makes one uncomfortable while you are eating breakfast because he looks at you. The place lives up to its name even though it is an old place, it is clean and comfortable. We enjoyed it very much and will go back when we go that way again. A nice place to stay and good value for money. Located in the middle of the town. One is quite bound to the guesthouse since Caledon doesn't have much in the way of restaurants and/or pubs. However I would recommend Athenian Villa for a traveller who's not too picky.
The service was very good, but the location is a problem. The street is very dirty and did not feel safe after dark.
Rooms small and cramped with little storage space. Showers and toilets squeezed into room corners. Toilets smell bad. Fans have little impact on heat, and some of the fans' blades are worn and full of dust. View from windows is on an alley and dirty buildings. Some of the rooms do not have windows. Is located between shops and business buildings. Carpets and floors? Sheets and towels clean.
Athenian Villa is definitely a good choice for accommodation in Caledon. Everything is clean and tidy, but still feels homely. There is even a bookshelf with books if you forget yours or the Kindle's battery is flat. Reasonable prices, fantastic coffee with a delicious breakfast and a manager who takes pride in his work. Nothing is too much trouble. He even lent me his personal cell phone charger. Friendly service in a beautiful villa. Feel free to go there.

Carol received me very kindly and really made an effort to make me feel at home. The room was very small and I don't believe two people could move freely in there! I'm assuming it's a single room, especially since the shower is in the room! Everything was neat, tidy and clean. I felt safe. The TV reception is unfortunately not good, but it really didn't bother me. Many thanks to Carol.
