BRONZE PARADISE – CONDUCT / OWNERS AND HOUSE RULES OWNERS RULES
No smoking inside the unit, you are welcome to smoke outside however please use an ashtray.
If you break or damage anything in the unit you will be responsible for the cost to repair or replace the same.
There is an awning on the patio, please feel free to use it if you wish, however if the wind picks up its your responsibility to retract it so that the wind does not damage the canvas or structure. Do not leave the awning out when you not on the premises.
The unit shall be left the way you found it when you arrived, clean and tidy, failure to do so will result in an additional cleaning fee of R650 from the deposit.
If on arrival at the unit you find anything wrong, please notify Peter on +27836540321 with in 1 hour of checking in via what’s app with photographic evidence of the issue.

WATER
The complex is filled with 30000L of water storage should the local municipality (UGU) fail to provide. This will only last 4 days if the complex is fully occupied so please use it cautiously.
In addition I have installed a 1000L tank in my garage, this is to be used only if the municipality supply is off and the complex tanks have drained and are empty or during loadshedding when the municipality supply is off. Its simple to put it on when needed. Put the pump plug switch on behind the washer / tumble dryer labelled (PUMP) then open the red valve at the bottom of the tank. Once finished showering please ensure you put the pump off so in other words only use it when you need water.

POWER / INVERTER
Should Eskom fail (loadshedding) don’t worry I have a 10KVA inverter system installed in my garage, this should get you 24 hours of continuous power. Everything in the house is linked to it, besides the oven and geyser. The washing machine and tumble dryer in the garage are lined to the inverter too however be cautions when using the tumble dryer.

PARKING
Unit 17 doesn’t offer a garage for a car to park in, so please use the visitors parking allocated at the lower level.

CONDUCT RULES
The Conduct and House Rules are enacted to ensure that all owners and occupiers of BRONZE PARADISE obtain the maximum enjoyment from their time at the complex. The Trustees require all owners to display this extract from the Rules in their unit and urge all owners and occupants to abide by these Rules.
Not more than six persons shall occupy a Unit for overnight accommodation.
Disorderly conduct or conduct amounting to a nuisance is not permitted at any time
Linen and clothes may not be hung over balconies or on the outside of a unit.
All refuse to be bagged and placed in the bins in the refuse area.
Music from radios and TVs should be played so as not to be heard in adjoining unit.
No animals may be kept in the unit or on common property unless duly authorised.
Staff and Contractors to collect and sign for keys and access to Bronze Paradise daily from the Caretaker situated on the property, including protracted renovations.

BODY CORP RULES
In addition to the conduct rules, the Trustees have imposed the following house rules in relation to the common property.
Cars shall be parked in garage 17 or in the extra parking bays reserved for visitors or second vehicles. No cars shall be parked the in the driveways so as to cause an inconvenience to other residents.
No washing of cars in general areas, there is a hosepipe for this purpose near the refuse area on the lower level.
No one is permitted to climb onto the roof tiles of a lower section.
Feeding of monkeys is strictly prohibited.
No glass in the pool area.
Staff or employees of the Body Corporate shall not be requested to provide personal assistance during working hours.
No access to the beach is permitted except across the bridge and via the public pathway, the code for the gate is C3780X
