The house has itself 3 bedrooms, 2 bathrooms and has sea views from 3 sides of the property. Two of the bedrooms have double beds and 1 bedroom has a set of twin single beds. One bathroom is ensuite to the main bedroom and is fitted with a bath and shower. The other bathroom has a bath only.
The kitchen is fully equipped for self-catering and features a fridge-freezer combination, stove, oven and microwave. Kitchen basics such as salt, pepper, oil, vinegar, basic spices and herbs included for your convenience. Tea, coffee, sugar and milk are provided to welcome you and to get you started.
The spacious open-plan living room opens up onto the outside deck. The lounge has comfortable seating and a smart TV. The house has free Wi-Fi. The decks are ideal for outside entertainment. There are braai facilities available.
We also have a charming C-Flat on ground level which sleeps 4 guests comfortably and can be rented separately or in combination with the house. Very friendly people, comfortable place, neat and very clean. All supplies are available as well as so many extras! BrownToes will definitely see me again!
It is so rare that one gets accommodation for 11-12 people. We were able to have fun together as a family at my daughter's wedding. Each family had its own space, but we could all eat and hang out together. The house was very neatly and comfortably furnished. Elrina was very helpful and friendly. It was truly value for money.
Awesome, with everything and more that one would need in the house! Thank you to Elrina who went out of her way to accommodate us with the key as we arrived somewhat late!
Spacious, neat, comfortable house close to the beach. The 3 decks ensured a beautiful view over the ocean. We had a good stay and will book it again in the future.

We were received very kindly at BruinTone and the accommodation corresponded with the description as found on the internet. It was indeed a pleasant vacation.
The lower unit where we stayed is comfortable and well equipped. Vehicles are not very safe. Upper unit has plank floors and this can be an annoyance for people staying below.

2. Servicing/Cleaning:
The accommodation is not serviced during your stay but will be serviced prior to your arrival and on your departure. A cleaning service can be arranged at your request. The house does not offer laundry facilities. Laundry Services are plentiful in Knysna.
Allow 24 hours between handing in and collecting laundry, during peaktimes.
The post-departure clean does not include washing of dishes or pots.
A cleaning surcharge of up to R450 shall be deducted from the refundable breakage and security deposit should the tenants not leave the property in a reasonable condition or if check out happens later than 10:00 am. on departure date.
3. Proper care:
Lessees shall take all reasonable and proper care of the property, its furniture, pictures, fittings and effects on the property and leave them in the same state of repair and condition at the end of the rental as at the beginning.

4. Waiver:
257 Roman Street (for itself, its employees and agents) shall not be liable to the lessee or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or anyway connected with the rental.
5. Unavailability/Unsuitability:
If the unit which the lessee has booked becomes unavailable or unusable - for some reason beyond the owner/agent’s control - prior to the date of the booking, then the owner/agent of 257 Roman Streets obligation will be to
5.(a) use their best endeavour to find suitable alternative property of failing which
5.(b) to reimburse the lessee for all monies paid.
6. Access for inspection purposes:
The owner/ agent shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
7. Arrivals and departures:
Rentals commence from 14:00 pm. on the day of arrival and terminate at 10:00 am. on the day of departure.
8. Pets:
Unfortunately no pets are permitted at this property.
9. Number of persons:
The number of persons occupying a property must not exceed the maximum number stipulated on the confirmation. The owner/agent reserves the right to refuse entry to the entire party if above conditions are not observed. Additional people will be charged an additional R500 per person per night.
10. Wooden floor:

It has its own little bathroom fitted with a shower, toilet and basin. In-room amenities include tea- and coffee-making facilities, a bar fridge, a microwave oven and built-in cupboards. Wi--Fi is also available, but there is no TV and no kitchenette. Although it can be booked on it's own, for short stays, we prefer to let this separate en suite bedroom in combination with the house itself and/or flat, especially for longer stays, as this room has no dish-washing facilities.

The spacious open-plan living room opens up onto the outside deck. The lounge has comfortable seating and a smart TV. The house has free Wi-Fi. The decks are ideal for outside entertainment. There are braai facilities available.
We also have a charming C-Flat on ground level which sleeps 4 guests comfortably and can be rented separately or in combination with the house. The flat has 2 bedrooms, 1 with a queen-size bed and 1 with twin beds. One bathroom with a bath and shower. Open plan living area with TV leads to a fully equipped kitchen. Backdoor opens up into a courtyard. Braai facilities and Wi-Fi is available.
The Seahorse Room is a separate bedroom that opens up into the courtyard at the back of the house. It accommodates 1 person on a single bed. There are built-in cupboards. It has its own en-suite little bathroom fitted with a shower, toilet and basin. In-room amenities include a kettle, tea- and coffee-making facilities, a bar fridge and microwave oven. Wi-Fi is available but there is no TV. It can be rented separately but preferably as an extra bedroom in combination with the house itself and/or the C-Flat.
Please be aware that the house has a wooden floor. Therefore, our guests need to be comfortable with this when booking and willing to be both considerate and accommodating when occupying the premises.
