The cottage is ideal for a couple, 2 single travellers or a small family of 4, and comprises 2 cosy bedrooms that share the use of a bathroom. Each room is furnished with an old-school boiler, double bed, electric blankets, and panel heaters and the bathroom is fitted with a slipper bath, a toilet and a washbasin. An old water tank in the garden has been creatively converted into an outdoor shower with warm water for guests to use.
The kitchen is equipped with a 2-plate gas stove, an oven, a microwave, a fridge, coffee- and tea-making facilities, a Nespresso machine, crockery and cutlery. The living area is furnished with a few interesting and eclectic pieces of furniture and artwork, as well as an old-fashioned, wood-burning stove for cold evenings.
The living area opens onto a large, cosy patio with double doors. There is a nice chill area on the veranda with 2 day beds and colourful blankets and pillows for evenings on the veranda. There are lovely braai facilities and a garden for guests to enjoy. The garden is also fenced off, and dogs are welcome by prior arrangement.

71 guests' feedbackThe stay was great, the location is lovely. The house was well equipped for everything we needed, clean and very comfortable. The only slight issue was when locals saw us sitting on the patio (which is very visible from the road), they would ask to wash the car or clean the braai, etc. for money, but they didn't pester too much after being told no.
We had a really nice stay, everything is there, you don't need to take anything with you. It is clean, peaceful and already so well lit. There are up to board games and barbecue tools.
Superb communication from our host. The house is exactly like the photos - quaint, old-fashioned feel, but with everything one needs. Very comfortable beds and linen, but do note not suitable for very tall people (framed beds). Bath inside only, but nice outdoor shower. No water from taps when load shedding, but host did supply many 5l waters. The best feature is the verandah and garden, with many trees and hence fantastic shade, bird life and birdsong. All in all a lovely stay, and the communication was superb, as were the thoughtful touches - laid out tea tray with delicious biscuits just to name one.
Will definitely stay at Modderfort again.
Robin sent regular messages advising where to get good breakfasts, sundowners, and nice meals. He also informed us about load shedding while we were there and provided updates on the weather forecast for the weekend!
We had a wonderful stay, and everything we could have needed was within reach. Our hostess put a lot of effort into providing information in advance, getting firewood, and even delicious cookies on arrival. The beds are heavenly, and we slept so well. The two of us like to escape from the hustle and bustle of the city, and the stay was perfect, with absolutely nothing to do; read a lot, slept and drank in nature from Modderfort's nice sitting terrace. The only criticism is that the shower drain was blocked for the duration of our stay, even after reporting it.
The silence of the town echoes when you sit on that day bed on the stoep. We felt so special with all the little touches with which we were welcomed. Mud Fort is a little gem.
Rosendal is a very small town, but beautiful to see and it's wonderful people who live there.
We got an info pack with everything in it, places to eat with contact details, Rosendal shops, outdoor activities, etc. Thank you very much Contessa Robin for making our stay so special!

Down to the finest detail, Modderfort is a picture! The beds are very comfortable and our hostess thought of everything to make us feel welcome.

Loved the property, very clever amenities for our stay, especially all the candles in the right places during load shedding. Loved the outdoor shower and the beautiful decor. The cottage looks exactly like the pictures. We just didn't realize it was going to be such an old house, but we were pleasantly surprised. It was really nice for us to stay there! Everything we needed and more. There were up to bottles of water to use if there was load shedding. And fine wood to get the fireplace going! I took many pictures and sent them to my family and friends. The most beautiful place!

The hostess was very friendly and gave us directions ahead of time, as well as where the key is kept. Check-in and check-out was very convenient. The house has 2 bedrooms each with a double bed and a beautiful "old fashioned iron kettle" the bed had good quality linen on it. There is a bathroom with a "slipper bath" toilet and a sink. Hand soap and cream were provided. There was also a shower in the garden. The kitchen was equipped with a stove, microwave and refrigerator. There was a large table to eat at inside if you didn't want to eat outside on the porch. The large porch was a nice place to hang out with 2 daybeds with beautiful colorful blankets and pillows. There was a large table and chairs on the porch where you could comfortably eat and hang out. There were lamps provided for load shedding. There was a braai area, just bring your own wood if you want to braai. There was no TV or WiFi. The garden was fenced and safe for pets. You could park your car next to the house. Oppidam Coffee Shop was a disappointment with "average" breakfast, would not recommend them. Make your own breakfast instead. We can recommend Modderfort for nice self-catering accommodation.

Very friendly service. The whole town is hospitable. The house makes you relax immediately. We sat delightfully in front of the stove and drank coffee. Wine on the porch and the outdoor shower under the stars was a wonderful experience.

Here one is taken back to the nostalgia of an era in which everything was so peaceful. Here you long for your grandmother's food and tell stories in the evening by candlelight. We will definitely come and stay here again soon to be able to experience the silence and nostalgia again.
Modderfort is a cute place with a lot of charm. The stoep was very nice to sit and visit and view the town's things. The unit was well equipped with all the necessary accessories. The garden is very big for the children to play in. The place was clean and tidy. We did have a problem with the water pressure, but it was due to load shedding. But they were more than willing to make a plan for us, but it wasn't necessary. We wanted to experience the town of Rosendal and decided on Modderfort for our stay. Would feel free to recommend the accommodation.

It was lovely to arrive at such an oasis after a bumpy road. We will face the pitfalls again to stay at that most beautiful house!
It was an experience. The puppies really enjoyed walking on the dirt road with cattle and sheep around. Feeling so close to nature. Feel as if you get away from all the hustle and bustle.
The house fits perfectly in Rosendal. We were wonderfully received in a warm house with the finest detail and the promise of spring together with a few blossoms! P.S. there is a piquant mouse (with a house) in the garden. If you sit still enough it is the cutest little creature to watch! I think it's a girl mouse. Only girls are so organized!

Beautiful houses and so comfortable with everything one needs. We experienced the most beautiful Free State sunset from the veranda.
Modderfort is a gorgeous little cottage, full of delightful little surprises - from the antique teacups and rusks set out on the table for us when we arrived, to the baths salts, to a deliciously deep slipper bath, to the luxurious down duvets that kept us snug on some very cold nights. Can't recommend it highly enough. We found Rosendal charming, too - picturesque, arty and quiet, with very friendly people - and the local restaurant/bar (Yollas) had the best "dirty fries"!
The duvets with goose down in them are luxurious but my husband is allergic to them.
Modderfort is one of many accommodation options in Rosendaal, but one of the cheaper options without giving up anything. I reveled in all the detail and the pretty stuff - like from a magazine. Those two daybeds on the porch with the beautiful blankets are the icing on the cake.
Wonderful place with the most beautiful old things. Outdoor shower is a winner. Nothing more needed. Only recommendation is that the chairs outside fall apart a bit, but the 2 beds on the veranda were lovely for an afternoon nap.
We will comeback for a longer stay.

The cottage is a delight. However roads to Rosendal (R26 and R70) are a total disgrace and a danger to all who travel on them. Endless deep potholes, some covering both sides of the road.
We were surprised at how well equipped Modderfort was. Unfortunately we had very cold weather with rain, but there were electric blankets and even a wooden duster that kept us warm. We would definitely recommend it.
Henriette was amazing with communication and prompt, helpful service when we needed it. It felt like a home away from home - warm, quaint, cosy - and the homemade rusks were a treat. The outside hot shower was such fun, even in the cold and rainy weather. We will definitely be back.

We had a great time as a family, the place was very neat and clean and I will definitely stay there again. I would really like to meet the hostess, but she had delicious salads and meat ready for us in the fridge that we could grill that evening. She took care of everything, even braai wood!

What a great little cottage Modderfort is! Beautifully decorated, equipped with everything you need and situated within walking distance of everything in Rosendal (not that one needs to go very far to reach anything here). The attention to detail is superb, communication from the owner was brilliant, sunsets from the stoep are golden. I can't fault Modderfort, it's a gem!
Freshly baked cookies and firewood. The landlady switched on the oil heater in the late afternoon to heat our little house in the bitter cold. Garden flowers everywhere and pristine landscape around our little house. The attention to detail is amazing and the outdoor shower with hot water on a winter morning unforgettable!
It was very peaceful. Clean and neat. Everything you'd need is provided in the house.
The weekend in Rosendal was everything we could have asked for. Exquisite accommodation with extra special attention in the form of freshly baked cookies. Wonderful white linen, a big nice bath and delicious hot water. Every morning we packed the Queen Anne stove and lit it against the cold. Well equipped and beautifully decorated with art and evidence of good taste.
From the beginning it was a pleasure to contact Modderfort - information and communication were timely and accurate. The accommodation was extremely stylish, clean and well located. Definitely a place I will visit again.
Modderfort is the perfect place to break away from the busy city. We enjoyed the peaceful culture, as well as the scenery of the area. The cottage offers everything you need and more.
Stayed over for 1 night for a wedding in the area. Great rest, neat and clean. Coffee, tea, milk and sugar was available.

Beautiful house, very well equipped and lovely outdoor shower. Was able to rest wonderfully, we were kept informed all the time about a possible water shortage although it did not happen to us, as well as about the events we could attend in the village. It was a great adventure to visit all the eateries and shops in the village. The people of the village are very friendly.
Modderfort is a beautiful jewel in the tranquil village of Rosendal. The veranda is lovely to visit and the place is equipped with everything you need. One thing that is very important for guests to know is that there is no outdoor light at the braai area - so it is important to bring a lamp or head lamps for braai after sunset.
What a beautiful place. We really enjoyed the tranquility. I am in love with the artistry of the house, every corner is more beautiful than the other.
