Swallow, the unit we stayed in, was extremely neat and clean. We were pleasantly surprised. All necessary amenities are there. Had a great barbecue on a neat braai in (our) own braai area. Roxy was very helpful and hospitable.
Reception by Roxy was excellent. Roxy gave us all the necessary information ahead of time. Had a great time. Place is clean and tidy and they make extra effort for their guests. I can recommend them anytime.

Gariep Dam was a (pitstop) town for our journey from Pretoria to Mosselbay, and the Rose Cottage didn't disappoint when it comes to providing a place to rest and get ready for the (next lap) of the journey.
We had a lovely overnight stay. The rooms were neat and clean, and we had everything we needed. The owner is very friendly and helpful. She gave us advice on things to do in the area, which we really enjoyed.

We spent the night at Rose Cottage, on our way back to Johannesburg, on Saturday 9 March. We were kindly welcomed by the manager. The accommodation is nice and clean and well equipped. We enjoyed our overnight stay there comfortably and in comfort.

I was not impressed at all. The website is misleading and needs to be updated. There is no WiFi and I had to miss a webinar because of it. I booked Rose Cottage due to the photos on the website, but was placed in a different unit. The air conditioning unit is above the bathroom door and was extremely ineffective in cooling any of the other rooms. There were other shortcomings such as loose taps, the chain that turns the fan and light on and off in one bedroom is unreachably high, and the bathroom mirror is placed for anyone taller than 1.9m. The photos of the garden and outdoor facilities are also no longer a reflection of how it really looks. I changed my booking from Gariep Inn to Rose Cottage and was disappointed in my decision.
Unit was clean and tidy, felt safe with car behind gate. On the other hand, hot water, thin walls are very inconvenient. Running the kitchen tap indefinitely until the water runs out hot before turning on the shower's hot tap is not acceptable in a town that appears to be experiencing severe drought. Sink in kitchen incredibly small, very difficult to wash a piece of dishes. No electric kettle, we had to cook kettle on stove top. Gas plate present, no directions, matches how to use it. Cigarette smoke was creeping into our unit from somewhere, not pleasant. Walls terrifyingly thin, hear every word, sound from adjacent unit.
It was clean but would not recommend.
Awful. Aircon remote did not work. Warm blanket on one side of double bed not working. Due to solar heating, there was no hot water to shower on our arrival or the next morning before we left. Washbasin tap only has water when turned to one side. When turned to the other side, there was no water from the tap. We were told that everything is operational, and being such cold weather on our arrival, it was very unpleasant to stay over.
We had a nice stay. Friendly welcome and received good instructions about attractions and also accurate advice about restaurants and shops. Will come again.

The cottage I was in could do with the adjustment of the electric stove. Not only too high, it was too close to the kitchen cupboard and might be a fire hazard if not attended.

There were good exterior lights and a few lights that burn in the unit during "loadshedding". The water was deliciously warm. Everything is sparkling clean and even a dishwasher is available for longer visits!

Rose Cottage is neatly located in a safe area of Gariep. Drikus received us kindly. The room was tidy, properly furnished and everything worked - down to load shedding. It was extremely hot, but the room has air conditioning and it worked well. There is also a swimming pool for guests. Really a good place to spend the night between Gauteng and the Western Cape. Feel free to try it!
Drikus was very accommodating and helpful. Because we stayed longer than 1 night, Drikus put us in a larger unit. At no extra cost to us. It made our stay even more enjoyable. Will definitely stay there again.

The irritation was we booked this accommodation on the basis of secure parking and Wifi. However, on arrival were told that there was no Wifi as this was for the security cameras and we could not get the TV to work. There were no instructions on the TV remotes either.

The unit was clean and tidy, but we were not completely happy with the braai area, as well as the location of the place. Our reservation was for unit "Rooibekkie", but upon arrival we were booked into unit "Albatross", and this unit is not advertised on the website. Not what we expected. Upon enquiry, the hostess offered to move us, but we were already unpacked, and declined.
The houses we used, namely Flamingo and Suikerbekkie, are renovated construction houses that date from the time when the dam was built, but have been well renovated and modernized. It's just a shame that Suikerbekkie's main en-suite bedroom has no windows, and the hallway door therefore has to be open all the time to get fresh air in.

I would recommend it depending on who. The place is a little neglected outside. There is no hot water at the sink faucet.
Rooms not soundproof. Hear every word and movement even as they shower. The guests really weren't 'loud'. They were hanging out quietly, but it felt like they were right next to us.
When we arrived we had to ask for it, then we were informed that there was no WiFi at all. Our aircon didn't work, so we fixed the remote control and turned it on. We drove for a while so the unit could cool down, and when we got back someone had a key and went into our unit and turned off the air conditioning. We suspect our remote control was tampered with before we arrived.

The accommodation is clean and fresh, with all the amenities needed for a comfortable stay, and also very helpful. Drikus even came and fetched us on the road to show us the way since our GPS was not working, so really went beyond what I expected.

The hot water system had to be switched from solar power to power so that there could be hot water for showering. The hostess was quick to help with this after we called her.

Halfway overnight between the Free State (or north) and George is very neat and good value for money. The unit we stayed in was well looked after even with warm blankets and a well equipped kitchen. Couldn't ask for more for an overnight stay.

Rose Cottage was unbelievably clean and the host was very friendly and helpful. I cannot fault the cottage at all. A little overpriced compared to other guesthouses, but overall a very comfortable stay for a quick stopover.

I would like to go to Gariep and book for friends/ family at Rose Cottage during summertime.
Slept well, and accommodation was neat. A multiplug in the kitchen can help, and a bucket in the bathroom to throw in wet bath mats, with extra mats as the shower spills a lot. The hot and cold water system of the shower may need to be physically shown instead.
Hot water somewhat short and consider getting high pressure solar geyser with electric assist, it is more suitable for overnight facility.

Unfortunately, the microwave oven did not work. We had specially bought 2 microwave meals for dinner because we knew there was no reliable restaurant in Gariep. There was a stove hob but we couldn't use it, even if we wanted to, because it has a cupboard just above it. The faulty microwave oven was the biggest negative factor for us.
Would not recommend the place for non-smokers though.
Unit was comfortable, the owners can pay more attention to cleaning of the unit. Some cob webs on the light fittings, toilet not 100% clean. Parking is a bit of a problem.
The info on the website about the unit is not a reflection of the info you get from the guest house: The information sheet that the guest house sends is very offensive with far too many exclamation marks. There is no information anywhere on the web page about the smooth tiles in the residential unit or that the unit is not suitable for disabled persons.

Manual gate that could be opened easily by anyone. Many suspicious people walking up and down the street outside the cottage late at night.
We were told we can book in anytime before 9pm. We got there at about 7, and the manager met us at the petrol station so we could follow him to the venue. His wife (I think) showed us the room, but they seemed in a big hurry to go somewhere. Would have liked to have seen the pool. Some broken kitchen furniture in the courtyard, and the bedroom had a large deepfreeze in it - put there for storage purposes. Looked completely out of place. Other guests were equally disappointed with this venue.
Do not use the Google maps location as it is wrong. Also, the directions supplied are from an unknown airport, contain very few distances and refer to street names that are not visible so are effectively useless. The only way you can find this place is by a pin drop sent by the owner, so only book here if you have access to lots of data and a fully-charged phone. The owner really should fix the location on Google maps - it's not brain surgery.
Absolute absurd price paid for one night, value for money really not worth it. The shower's temperatures vary terribly, struggled for over 30 min to get the temperature bearable - after a long queue it's the last thing you want to struggle with. Ended up bathing my baby in the sink. The shower towels are very small. The walls are not soundproof, can hear everything from the people next door. When my husband set up the place's baby cot he was torn, we couldn't use him. For the price we paid we would at least expect more, maybe consider including breakfast or something, because really we struggle to see the value for the price, let alone the price. Besides all that - Johan was wonderful, helpful, friendly and showed us everything we needed to know. Thank you Johan for your effort in showing us what the place is etc.
The room was clean. Linen was good. Bed OK. Decor is terrible. Hot and stuffy prefab house. Fine for a sleepover but very, very, very over priced for what it is. Worth more like R500 if that.

The owner and I were in contact with each other while we were on our way. He met me at the gas station and took me to the unit. No wanted or lost. I also made a request to move my date up and the change went smoothly. The unit was clean and tidy with everything you need. Stayed and slept well.
We were received very kindly. The manager of Rose Cottage came to pick us up at the car port, he was afraid we would get lost. The check-in went smoothly. We had a wonderful stay. There was everything one needs. One negative point is that the tiles in the shower are awfully slippery. Maybe Rose Cottage could put some scab over the tiles.

Actually, Rose Cottage is a street full of prefabricated houses, which have been beautifully renovated. It seems purpose-built for tourists looking for just one night's accommodation between the Cape and Gauteng. Especially with the discount via the website's loyalty program it was very good value for money. The manager was also extremely professional and accommodating, even though we neglected to contact her ahead of time. The air conditioners in the rooms were very welcome, because it is easily very hot in the summer.

Was a nice place, but the price compared to other accommodations that offer much more is a bit expensive in my opinion. The photos also make it appear as if it is one site, but it is two and the pool in the photos is not available at some of the units. The wall is also not soundproof at all and we had trouble sleeping by hearing the other travelers' conversations through our walls. Furthermore, it was nice and spacious and tidy. There was also no TV in our room.

Was calm. Feeling unsafe with foot traffic in front of the place. It's asbestos houses. I think it's a bit expensive for what you get.

We drive all the way from Mossel Bay in the middle of summer through the hot Karoo. Arrive at guest house. The lady tells us "Sorry but your unit's air conditioning is broken". The place is like an oven. The ceiling fan was making such a clack-clack noise that we couldn't use it.
The premises do not look like the photos posted at all. Very hot units, no aircon. One bathroom for 6 people. The swimming pool is an old fish pond which has been converted. I will not stay there again.

Accommodation was reasonable, but a little overpriced for the location and facilities.
Reasonable challenges with parking, space is insufficient. Difficulty for disabled guests to move from parking area to residence on their own due to the height of the curb. The master bedroom bathroom has no window or access to natural light, although the bathroom has an extractor. It's always dark, especially with power outages. Electric lights must remain on continuously. Create a health hazard. DStv is missing. WiFi not available.
We stayed in Swallow and it was very clean and tidy. Place is small and curtains not light, so sounds and light bothered us a bit.
Affordable accommodation with a very nice hostess who went out of her way to help us. The little problems we encountered included the following: The ceiling fans in the bedrooms did not work properly. The air conditioner's remote control was out of order. The hot water takes hopelessly too long to reach the taps, and what you save on electricity, you lose on water. Our country is poor in water. The bathroom had no window! This is totally unacceptable!
The cottage itself was very comfortable with electric blankets and was kept in a good condition. It was affordable and comfortable for an overnight stay although we did have the unfortunate experience of having arrived with no electricity in the area or cold water, which meant we could not shower after a long trip which was not great. It was fixed the next morning. If it had not been for this, then the stay would have been more pleasant.
We had a comfortable stay with friendly hosts but the solar geyser is only hot in the evenings and the prefab walls give no sound proofing so you can hear everything clearly from the next room.
What you see on the website is anything but what we got. There were no bedfalls around one of the beds, so just clean duvet and bedding but untidy with no covering around the bed bases. The pool, shelter, hole, the other pool not in sight at all, don't know if there might be another site than the one where we stayed, with broken tiles and seats full of cobwebs, not recommended at all. There are no secure enclosures, one entrance is completely open. There were ants in the bedding in one room and the next morning they took over the whole apartment wherever there were crumbs lying around. I would recommend having insecticides and mosquito repellents available. Other than that, I can't complain. We were kindly received, but I say again that what you saw on the page and where we went home was really misleading for me. I go home often and use the website often but I was disappointed this time.
The Cottage is very neat, clean and well equipped. The photo is very misleading in terms of location. I expected more for the price per night. The security is very poor. A small pad-lock on a gate without proper fencing. I was transporting bikes on a bike rack and was very concerned about its safety. It would also be better if some of the owner's personal photos were not displayed everywhere.
Kitchenware is old. The saucepan was dirty, knives and forks had greasy finger marks on them. Sheets were thin-washed. Remind me never to book here again.
I don't want to disrespect anyone, but if you are very tired and want to sleep over it will work but for us it just wasn't comfortable.

Place is clean and tidy and well furnished. Unfortunately the aircon did not work, but this was beyond the control of the owner. No complaints about the service. The power went out at one point and the owner came to fix it immediately. Great service.

If you want to stay by the pond, or at least have a pond view, Rose Cottage is not the place to be.
Place was clean, except for the 2 spiders that ran around confused on our sheet when I opened the duvet. And then it would be good if the guests were asked to please if they move after dark. to close the gate. We slept with the gate open all night because the people who came in last left it open and we were already in bed. Air conditioner (without remote) is in the hallway, far from the master bedroom.
Aircon not working. Fan in roof out of balance and noise. Faucets are loose. The thin dry-wall walls offer no privacy. Bed sleep well. Johan received us very kindly.
On the way to Cape Town, this guest house is a good overnight stop. It's very hot during December, and it would have been nice if the air conditioner worked. But I understand that the technician was on vacation.
Lovely large unit with very comfortable beds and all the necessary amenities for a comfortable overnight stay. The cottage is however not close to the dam so the advertising is slightly misleading.

It was relaxing and accommodative.
Bedding and rest were clean. Plumbing is "tricky" - the shower's hot and cold water combination must be handled carefully. When you flush the toilet, water runs out of the kitchen faucet (how)?. If you want to turn off the living room light, it stays on no matter which way the switch is turned (we turned the light bulb out a bit to get it off). It might be a good idea to leave a piece of paper in the unit where guests can make notes about things that scratch. However, for just a sleepover, it was quite OK.
We were in Hammerkop unit. Rather, it is intended for 4 adults and 2 children. Not suitable for 6 adults. The unit has an outside table, which makes it inconvenient when it's cold, windy (which is often) or when it's raining. The bathroom definitely needs attention. Chairs on the porch also need attention and there are only 2.

Too expensive for what you get. Pay attention to the following: No ventilation in the bathroom. Very cramped - too much furniture for small living area. Difficult to use fridge. Not suitable for self-catering as the kitchen is very small and there is only a small sink. Difficulty preparing food and washing dishes.
Rooms not soundproof. Hear guests next door all the time.
The problem is the location! The walls of the unit are very thin and noises from the neighboring rooms are heard all the time. There was a taxi parked in the parking garage and it was quite apparent that at least two people slept in the taxi overnight. This gives you some idea what the establishment is like!
Apart from the air conditioner that didn't work and the shower over the bath that spilled water it was quite decent.

The reality looks completely different than on the website! Pool was empty, no sign of green gazebo and white roses, furniture on porch was broken. Aircon didn't work, sheets were dirty. Advertisement was extremely misleading.
For what you get it is exorbitantly overpriced. At this rate I can not recommend Rose Cottage to my friends. Vehicle security at risk with an open gate and naughty juveniles in and out of property during the early evening.
This breaks down the previous reservations and cannot possibly be offered as overnight comfort. The price ratio is also ridiculous and photos on web page are not representative.

We were very satisfied with the accommodation. It was clean, spacious and neat and we had secure parking for all our vehicles. Rose Cottage is situated close to restaurants and shops and although there is no view of the dam, the neighbourhood is peaceful and quiet and it's a short drive to see the dam and its surrounds. Due to the solar geyser, you have to let the shower water run for quite some time, but when it heats up you are sure to have a steaming hot bath or shower. Thank you, we had a lovely stay!

The proprietor met us at the local petrol station to show us the way to the cottage which was very kind and much appreciated as we arrived after dark and would never have found the place on our own. The cottage was clean and well equipped. The beds were extremely comfortable. The premises uses solar geysers so be warned you may end up with a very cold shower if the weather has been cloudy or if you have inconsiderate neighbour guests who use up all the hot water before you get a chance to shower.
We were a group of 5 adults and 2 children (one being under 2 years old). Johan and his wife were great hosts and we were warmly received. The first cottage we stayed in could sleep the lot of us, but there are two sleeper couches in the lounge, one being very uncomfortable as the mattress is quite thin. Also, the sleeper couches do not have electric blankets and as the area is large and open plan the small heater that was there made no difference to the temperature. It was very cold in the lounge. On our second stay we were split into two cottages which was great and our stay was wonderfully comfortable. Note that the geysers are solar so if too much hot water is used at night, there is no hot water the next morning.
We slept well and were well received. Will definitely recommend for overnight.
We were welcomed by Johan who went out of his way to even meet us at a nearby petrol station and escorted us to the guesthouse. We were then introduced to a very nice and clean unit, comfortable for two guests. Also approximately a 5 minute drive to the dam wall which was also a wonderful experience. We found that four adults could not pass together. Requested a room with single beds for non-relative adults. Beds so tight against each other that one went to sleep on the sofa in the sitting area. Nevertheless, very neat, clean and friendly reception.

It is an expensive stay.
The room we were received was not what we booked as it did not have two single beds as requested. The unit was however well-equipped and and clean. The area did not look great, but the owner assured us it was safe and we didn't have any problems.
The tub did not have a plug and the story inside the tub was hopelessly too big. The water filled the entire bathroom. The photos are also out dated. The place does not look like the pictures.
Had a great stay at Rose Cottage with 5 children aged 8 and under! Clean swimming pool, space for the children, equipped kitchen and braai area and located close to the supermarket. Our welcome was warm and our host and hostess were friendly and helpful.

You don't learn that what you see on the internet (photos) is not necessarily the reality! Furthermore, the stay in Rose Cottage was pleasant because the place is tidy - but that's all, holidaymakers are exploited because they have to take what they can get! On our return we slept in a stylish unit for the same amount, bed and breakfast included - never again will we spend the night at "Die Dam" and this is the message we will spread as far as possible. One is always prepared to pay for a certain standard - we travel a lot and we know what we are talking about, this was a way to create as long as the festive season is 'open', let other travelers pay through their ears in the future for a bed to sleep in, we certainly won't. We had an evaluation form completed, but for good reason it was probably not submitted. Customer satisfaction is in short when a customer's need and expectation is addressed, not just your need (to find a place to sleep), the place is neat and clean and everything worked that should have worked, but value for money it definitely was not! The photo also posted of "Rose Cottage" is absolutely misleading. All these things I can say as a Director in Quality Assurance with a doctoral qualification in it!
The accommodation is good for sleeping over and driving from there to nearby places.
My only problem was that the power was out the day I arrived and I couldn't use the stove for breakfast.
The contact person at Rose Cottage was wrong and we had to look up and down in the streets to get in. Because of that the owner was quite impatient. The prefab walls are very thin and you hear everything that goes on next door. It is definitely not B&B as advertised but just self-catering. We will not stay there again.
What a nice surprise in the middle of my journey! However not in view of the dam, it is a welcome overnight or even a weekend house which, in our case, catered for the family. The house was well furnished and catered for all our needs. I will definitely stay there again!
Upon arrival we had to wait for someone to open for us. Room full of ants. For the rate I think we could have done better, but as it was a busy weekend due to the Angus event in Bloemfontein we had to take it. At other guesthouses options for breakfast or continental breakfast are included in the rates. There was no DStv.
The service was friendly and very accommodating, unfortunately the facilities didn't meet my expectations. The rooms aren't brick buildings, but rather temporary units. This means that the separation between guests is literally paper thin and all sounds can be heard. It really isn't pleasant to hear the full details of arguments (with all the dirty language) of guests all through the night. The shower works with a low pressure solar heater, which means the water pressure is very low and sensitive. But this can be understood in an area with extreme drought. The moist towels on guests' beds is, however, less acceptable. It rained before arrival, but a plan could have been made with a tumble dryer. For the price you pay, you expect better facilities. Sorry, but I won't recommend Rose Cottage.
Totally overpriced! The advertisement and also 'confirmation letter' are very misleading. A fully equipped kitchen with dining room and sitting room is nothing more than a 3x3 m room. Everything is so cramped. The private outside bathroom is not for guest use. The splash pool is under repair! And not at all as private and romantic as the picture made it sound. This is nothing more than a very expensive overnight room. I definitely wouldn't recommend it!

It's really a very neat little place. There are notices on the bathroom wall as well as the shower informing you that they use solar powered geysers, we didn't have a problem with anything at all we really had a great time. This is really a place where we will stay again. The staff is also very considerate.

We were first received by Ronnie who had no knowledge of our booking on his system. He then checked us into another unit that was available. The unit was really very clean and tidy. There was a tremendous storm for about 5 hours and then all of Gariep's power went out. I waited an hour and heard nothing about the power being restored and then called Ronnie and requested him to follow up. He then gave 2 candles. We then had no power to use any of the facilities and if it wasn't for the fact that we had meat for a barbecue, we would have had to go to bed hungry. What was bad is that he didn't even follow up if we were ok or if we needed something. I would at least have expected that the owner might have something like a gas lamp or two and gas bottle with cooker top available for guests in such unforeseen circumstances. Personally, I feel that the money paid for the overnight stay was not worth it under the circumstances and perhaps we could have been accommodated to be able to pay a reduced amount.
We booked for two nights, but it is a real stop over place where you absolutely not want to stay for more than one night. It is very noisy (at least in Falcon) you very clearly hear your neighbours leave at 5 in the morning. It is not a nice place to sit outside (the parking is your backyard). Furthermore, our fridge did not work and they just told us to put it in the freezer. No hospitality at all. On the website and in the e-mails we received it looked much better than it is, for example, no brochure about everything in the neighbourhood. So, no recommendation at all.
The people at reception weren't very friendly. We had to wait for Ronnie to welcome us. The location is quite bad! Attention should be paid to security. Don't want to offer only negative commentary, but I really wouldn't recommend this place as a stopover. Way too expensive for what you get and the photos aren't really representative of what you'll get.
Would not recommend it. The reception was very short and terse. Nothing special to make us feel at home. Only the lounge had air-conditioning so it was very hot in the rooms and we all had to take our mattresses to the lounge. The kitchen was the only room with hot water. Wouldn't stay here again.
Very disappointed as the pics displayed on LekkeSlaap is indeed very misleading and are nothing compared to what its really like. Met by a friendly but very scruffy looking gent. We were 7 adults and 2 toddlers and stayed for 5 nights, but were given the worst units. The units were dirty, filthy, run-down, broken and very limited indeed. The units are just across the road from a very noisy, unruly and dirty area full of drunk people and constantly barking dogs. Inside and outside lights were either faulty or did not work, TV had very limited channels, bedroom curtains were white in colour so the street lights shone through making the rooms bright and not conducive to sleep, no hot water at the kitchen zink, microwave had no glass turntable inside so could not be used, fire extinguishers were last inspected during 2010, oven hob faulty and had to be switched off at the breaker so the rest of the oven could not be used, broken kitchen towel hooks, broken outside gates and fencing, solar lights in the outside gazebos not working, shower head had scale build-up to such an extent that we had to remove it, dirty walls through-out the units. Roses? What roses? Rust holes in gutters (it raining continuously the weekend and water poured through these holes). Grass? What grass? Poorly maintained garden, blunt carving knives, very dirty kitchen cupboards, dust on top of fridge and upper surfaces, carpets to large for rooms and door can't be closed without removing the carpets, and the list goes on and on. We stayed in Aberdeen for one night before we arrived at Rose Cottage. The difference is like day and night! Once a year my children living in Joburg and I meet around the Colesberg area for the Easter weekend. What should have been a nice experience, turned into the "weekend from hell". As you may have noticed, we left a day earlier than planned due to the fact that we just could not deal with all these issue any more and the ladies in our group spent more time cleaning than enjoying themselves. I took some pics if anybody is interested in seeing what we had to deal with. Trust me, you don't want to stay at one of these units. It's disgusting!
Everything one expects and much more was available in this cozy little house. Beds were very comfortable and the pillows are new and cozy. Would definitely recommend it.
Perhaps more needs to be done about the ant infestation. Large amount of biltong packed in a box was full of ants the next day. The container was sitting on the cupboard and was too big for the fridge. Unfortunately we couldn't leave it in the car because it was too hot outside.
The ideal overnight accommodation halfway on the way to the north of our country.

After the physical address was confirmed to us via SMS, and I called the contact number provided the day before our stay to mention that we would be arriving between 20:00 and 21:00, I was disappointed when we got there and there other guests in the unit are what we were allocated. I then had to call after which we had to go to another unit at that time of the evening, after one is tired from the whole day's driving. This is not acceptable to me, especially when one has confirmed in advance.
It was neat and clean, just the shower door was missing.

- The establishment has low-pressure solar geysers. Clear instructions are provided on how to use the hot water mix with cold water. This means that some days/nights during winter, the water will be mild and possibly even cold. This does not often happen but on occasions there are multiple overcast and very cold days in winter. Guests should advise the resident manager if you run out of hot water.
- Mostly all tiles are somewhat slippery, especially when wet. Guests must please be careful.
- The establishment is not suitable for those in wheelchairs or those that are physically disabled.
- All units are non-smoking.
- Pets are only allowed by arrangement with the owner.

- The guesthouse complex closes at 21:00. Late arrivals stand to lose their accommodation if no arrangements have been made with the resident manager by phoning them.
- There is no direct view of the dam from any of the units.
- No loud music or loud parties are permitted. Guests will be asked to leave if non-compliant and will not receive any refund for the booking. Quiet time is from 22:00 – 07:00.
- The use of the name “cottages” reflects the owner’s concept of what is expected in terms of the word cottages. They are prefabricated asbestos units and named cottages.
- Gariep Dam is part of a Semi Desert area with extreme heat in summer, extreme cold in winter, dust-storms, gale force winds and unpredictable weather conditions.

Hammerkop, Suikerbekkie and the Golden Unit each have their own fully equipped kitchen, whereas Rooibekkie, Swallow, Falcon, and Mossie have kitchenette facilities which include a stove, microwave, fridge, and tea- and coffee making facilties.
