Good self-catering apartment.
The stay was very nice, the place could have been a little cleaner. The owner can make a little more effort; there was e.g. no coffee or sugar. Those packets of coffee don't cost that much. Other than that it was very nice.
First floor, lots of stairs, reminiscent of cheap accommodation. No backup power for when there is no power. Good contact with agent.
Disappointing direction advice. Took me 30 driving around. A guy from the neighbourhood eventually offered his support. At first, I was just 300 m away from it. No street lights are operational to spot signposts. The Rotsvas lady indicated a nearby Montessori school, but that wasn't clearly visible too. Rooms very cold. The available heater was not switched on before my late arrival. I informed Hester well before my arrival.
Rotvas, is definitely a place to book, beautiful stay! Thank you very much for the cleanliness and safe place. Owners sent us a letter in advance to explain what to do when we arrive and even directions how to get to the accommodation. Thank you very much.

Lovely stay at Rotsvas, I can definitely recommend.
We really only needed a place to sleep. We were in Dullstroom for a wedding. It fitted our purpose perfectly.
The unit is comfortable and spacious. Unfortunately, the music is disturbing from nearby residential areas throughout the night. Shower urgently needs decent cleaning, very musty and dirty. Fireplace was nice.
Place needs a lot of attention. Dirty and stained carpets, walls lacking paint. No privacy in the evening with lights on with sheer curtains. Washed dishes from previous visitors still in laundry rack. Torn curtains in the bathroom. Roads closer to the guest house are in very bad condition. Can barely drive a proper sedan there. Not a good experience.
The main photo is not of the place in which the accommodation is and self-catering is technically possible, but not convenient. The photos of the interior look even more flattering than the reality. We chose the place because of the reviews but struggle to understand how the reviews were so good. The upper room has wooden floors which make it difficult for the people who live below. However, the biggest disappointment is how dirty everything appears. The carpets are very old, with a lot of stains, the leather of the chairs is torn and the rest looks very dirty. There is a barbecue with plastic chairs that you can have taken out on request to sit in your parking lot before you hear that the chairs were stolen last time. We gave up on the second night instead and went to stay somewhere else. I couldn't see my family staying there for another night. The place seriously needs new furniture, carpets, and linens. For future travelers, know that sharing the place with someone unknown can be very uncomfortable with the layout and that the downstairs room's entrance is through the bathroom that is next to the "kitchen" which is tucked under the stairs again.
Owner repeatedly let us know we could contact her, but after we tried to contact her, she did not get back to us. Abandoned house has construction works across the road, train tracks and many cattle drives in the immediate vicinity not previously mentioned. The booking was for 2 elderly ladies. If we had known this we would not have made the reservation.
The owner is very friendly and helpful. I was very satisfied with stay.

We only stayed one night, only arrived in the evening, key was under carpet, and owner sent SMS, clean and tidy, definitely going to spend the night there again.

Apart from the train, it was the ideal spacious place.
The yard is tree-rich and lush and together with the building style it almost reminded of the French countryside. Very quiet location outside of town, a more prominent security gate would have added to peace of mind. Inside there is everything needed - shower door needs some work and seats could do with a facelift. Otherwise it was excellent value for money, thank you very much

This is the second time we stay at Rotsvas and it was once again very nice. It is conveniently located and has everything one could need. We got there late and were surprised to walk into a lovely warm room. The heaters were turned on for us.
My son and I stayed at Rotsvas for the Highland Gate Trail Run and were more than pleasantly surprised with the tranquility, character, informal welcome. This is definitely accommodation that I will want to look up again and then stay for a whole weekend.
The place was very neat and clean and had everything we needed. From the beautiful building as well as the nice acre trees, it was exactly what we wanted for a peaceful weekend. It was also nice to be the only people on site which was very peaceful and relaxing. We will definitely book with Rotsvas again if we visit Dullstroom.

The accommodation is very affordable, but you get exactly what you paid for. We stayed in the smallest unit and the kitchen was very basic without a stove as initially advertised. The unit needs an upgrade and attention and is dated.
Old battered linen, not very clean and only the bare minimum is provided. Not enough wood that is a problem in winter. No way!
It really was a nice surprise to be able to sleep at such a nice place! Everything you needed was there! But above all, one could feel an atmosphere of peace, love and happiness. Will definitely use it again!
Beautiful place. Bottom section not too pleasant, top floor wonderful. The piece of road to Rotsvas is very bad at the moment, will probably dealt with. This was our first visit to Dullstroom, but we will be coming back to Rotsvas again.

Rotsvas was very neat and I immediately felt at home. Upon my arrival in the dark and on a cold evening, the heater in the bedroom was already on - I was very grateful for that. I didn't make much use of the rest of the facilities, but will definitely stay there again if I'm in the area.

Booking and directions were flawless. The photos on the website are only from the outside. No photos to show what it looks like inside. We were quite disappointed when we entered. The building needs a lot of attention inside. The plasterboard is coming off, stained walls, curtains have stains and carpets battered. The place is generally furnished with old furniture and accessories. Few power plugs and no two-point plugs or multi-power plugs. The place needs a lot of renovation and new furniture and linen. At least we still slept warm and comfortably and showered. Luckily I took my own coffee, tea and sugar with me.

It is ideal for a couple's needs or a single traveler in this case. Away from the noise, beautiful scenery and exceptional building. Everything you need to be quiet while the versatility of Dullstroom is close. Wunderbar!
From my first telephone conversation with Hester, I knew that the place was going to be special. The cottage is neat and clean, lovely fireplace that heats the entire living area, heater in the rooms, farm atmosphere with cattle grazing opposite, fog that surrounds the cottage. What more can I say? Would definitely stay there again!
Lovely, beautiful, cozy place to stay with the most beautiful tree-rich views from every window. Peaceful surroundings with no car noise which is always a bonus for us city folk!

Nick and Hester's hospitality tamed the cold. The units are equipped with the basic necessities and the fireplace creates a lovely holiday atmosphere. The gravel road to Rotsvas needs some maintenance, but the farm environment makes up for it. Enough space for kids to play.
Basic necesseties are available. Quiet but maybe a bit far from the main road. Piece of gravel to drive (about 500 m), but it wasn't that bad. Value for money.

Rotsvas is a lovely, quiet getaway spot away from the town's busy main road. The place is very well maintained and was just what we needed. The fireplace, heater and eletric blanket made the polar bears stay outside and kept us nice and warm.
Beds need attention. But overall a pleasant and cosy atmosphere.
Reasonably good accommodation in an older, well lived unit. The accommodation on the website's (photo) is not the unit which we stayed in, but another unit on the same premises - it's a bit misleading?
A little more saucepans would be welcome, as well as glasses. Nice heaters in rooms and recommend putting one in the lower room as well for the third adult. Nice spacious rooms, especially the upper part.

A pot and a ladle are still missing. Bottom stove can be replaced. We thoroughly enjoyed it, walking around the dirt paths around the house. More than enough places in town for young and old.

The top floor is excellent. For the price one cannot expect more. Everything very clean and tidy. The lower floor is not up to the same standard as the upper, so the price there should be lower or it can be upgraded. Although there is a kitchenette, it is not as convenient as upstairs. The building plan is impractical below. The double bed downstairs is uncomfortable. It should be upgraded. Both rooms downstairs should have heaters as well as mirrors. Rock fast is more convenient for families. It will not be suitable for individuals. The water was excellently warm and the pressure very good. We still enjoyed the 2 naps a lot. However, the service that LekkeSlaap offers is EXCELLENT. I will definitely use LekkeSlaap again!
Rural and peaceful. Susceptible to repetition!
When we arrived we weren't sure how the division of the rooms worked. We found the key where it was left for us. According to me, we booked a room with a double bed and our teenage daughter would sleep on a couch in the living room. However, the couch in the living room was only a 2 seater and cannot accommodate a child at all. I called customer service at LekkeSlaap and they sorted everything out very nicely. I just misunderstood, there are 2 units together with each a room with a double bed.

I would recommend Rotsfast anytime.
There was no coffee, milk or tea, and no dish soap. The place was beautiful and tidy but was not homely and cosy. We traveled by motorbikes and only stayed for one night on our way to Lowveld. So it was not possible to prepare for no matches etc for non-smokers. The evening was freezing cold and foggy at the end of November. We froze and struggled to get the fire going and couldn't even make coffee.
