It was great, the other guests were super friendly and not at all bothered by the children. The staff was awesome and very helpful. The highlight for us was the breakfast; it was very nice. The only negative was the fact that we could not use the braai area, even though it was not used the whole weekend.

We booked the Honeymoon suite, and overall the stay was amazing. A small issue was that we were not provided with coffee in the room, only tea. Several lights in the bathroom were not working. The view made up for these small issues though. Stunning.

Good stay, but maintenance of the lawn to the beach needs serious TLC. Even the hedges on the side need a trim and cleanout. This takes away a beautiful scenery and downgrades the value of one's stay. Should this be maintained, it will add much more beauty to the property.

The manager was very helpful when we needed to change our room and dates. The kitchenette was adequate for preparing small meals. The barstools at the counter are the only indoor seats. The outdoor braai is well sheltered from the elements and allows for great interaction with the beach and sea.

We had a nice stay, but the unit we stayed in needs attention. There are quite a few things that are not right. We also couldn't get breakfast, but according to services available, breakfast is provided. The bathroom sink's cold faucet is not working. The blind by the sliding door to the balcony is not there at all. The dining room light does not work. The gate at the entrance electric motor does not work.
It was fantastic there. Unit was clean. My next visit will definitely be there again!
The reception was friendly, but incompetent. The Jacuzzi was not working properly and we found hair in our breakfast. The fireplace in the room blew in and the room smelled like smoke. Although the view and amenities were exactly as advertised, they were unkempt. Unfortunately a disappointment for the amount we paid. The parking was also a problem. Limited space for all guests.

The pool water was really warm and the sunset views were spectacular from the room. The jacuzzi bath in the room was a bonus. It does take some time to fill up, but once you're in, you won't want to get out. We had a fantastic stay and will definitely be back.

We have had the experience of staying over for one night, and oh how amazing it was. The staff made us feel and home and they were very friendly. Even discussions with the owner have made us feel even more at home. It has really been great, the cleanliness of the villa is 150+%. Upgrade the breakfast, shower soap and add more rechargeable globes.
The only issue we had was the fact that other rooms had emergency LED lights during loadshedding that arrived there after us.

The guesthouse is in a quiet, safe surburb of Melkbosstrand. Bedrooms and dining area boast excellent views of the beach and ocean. The other guy (staff) needs training to boost his confidence when interacting with guests. The guesthouse must consider adding variety to their breakfast. The same English Breakfast is okay for shorter stays, not longer stays. Overall we had a very pleasant stay.
Yes, only there were braai facilities under the carport and there was a free-standing braai set up for me on the grass in the wind. I don't know why there are braai facilities if you are not allowed to use them. The lights in the bathroom were also very dim. At least they can purchase a UPS for WiFi during load shedding.
Our stay was quite enjoyable. We were 2 families and enjoyed the location and space. We were however disappointed in the fact that the jacuzzi advertised in the one unit was actually a "sprinkle bath" in a bathroom. We couldn't make use of it like we hoped to. The pool and beach were enjoyable and kept the kids nice and busy.

There was a smell of urine everywhere when we arrived. Not for winter. The small panel heater definitely not for winter weather. It did not even remotely look like the pictures. Web pics must be very old. Garden a mess. Breakfast average. Coffee was so weak had to go for coffee somewhere else.
Self-catering unit not nicely and fully equipped. No salad bowls or meat bowls. Parking a big problem. Had to be woken up twice to move my vehicle.
Bed was uncomfortable, I slept in a hole. . Maintenance not up to standard. Struggle to unlock Safty gate ever time. . Had to plug in the kettle on the floor and then found out it leaked. . Ran out of toilet paper and did not get clean towels. . Every bad coffee. I just think it not worth the money I payed.

What a lovely break away from the hustle and bustle of traffic. This place is a gem. Lovely position right on the beach. Our host waited until late for our arrival and everything was perfect. Rose petals on the bed, we loved the spa bath and we had the most amazing braai while watching the waves crashing. Thank you for a wonderful stay. I definitely recommend. Just there is no TV, my partner wanted to watch sport but the TV did not work.

We had a problem with the TV which was sorted out immediately. The service was great and the ladies super friendly and helpful. We had a very late check in and this was not a problem for the caretaker, she was super friendly as well as accommodating. The breakfast was delicious and the view was something one needs to see. Everything exceeded our expectations.
The honeymoon suite was comfortable, clean and came with an amazing view of the ocean. The room is equipped with a private jacuzzi, TV (with some DStv channels), fireplace, a spacious walk-in shower, wifi and a comfortable bed. Staff was friendly and the included breakfasts did not disappoint. Only downside was that the ceiling fan was not enough to beat the heat of a hot summers night. We tried sleeping with the patio doors open while our bed was enclosed with the mosquito net but it smelt quite dusty. A small criticism as everything else was really nice and good value for money. Would just suggest the mosquito net get a wash and maybe a "do not disturb" note for the door for couples wanting privacy. Other than that, would recommend and return.

It was an absolute treat to stay on the beach and be able to enjoy the sunset. The place inside is beautifully and cozy decorated and the breakfast was heavenly. The only criticism, I would have liked the bathroom cleaner. There was hair in the shower. Everything else was perfect and clean.

Thandi and team are amazing. Breakfast was not included but she was willing to arrange it (at a fee of course). Most things were in working order but clear evidence of decay and lack of maintenance. Blinds not working, spa bath working but some parts missing, decor broken, glued back and placed back. The weather was not great so we ended up spending most of our time in the apartment and then you really start to notice the decay and lack of generous hospitality that makes other establishments a bit better.
Host not available. Felt breakfast could have been provided. Pool not clean.

It was very peaceful, thoroughly enjoyed, breakfast delicious, except on day two the bacon was off and my husband was sick with a stomach virus which we had to doctor soon, but many thanks to Nozi and the rest of the staff who helped when I had a slip. See you again in the new year. I would just suggest that they should also offer dinner seeing that the shops close early in the evenings there and also put the DStv channels in the rooms that you can watch.

It was an experience for us as Transvalers, the view and atmosphere are just incredible. The staff welcomed us very nicely and showed us around and made us feel at home. These will definitely be our first choices when we go on vacation again.
Lovely place, nice view and beach. Their breakfast is delicious. You can also just walk out and be on the beach. They also made sure that the animal children enjoyed it and that means a lot. Would definitely go again but would just prefer the self catering unit which is more private.

The breakfast was delicious, hot and fresh. The view from our room and dining room was absolutely stunning. The beach was clean and not too busy. I would only have liked a bigger fridge, but other than that our room was very tidy and the bedding clean and fresh. The parking was also a bit tight, especially for people who drive larger vehicles. The guest house is centrally located and not far from the most important shops. My daughter and I fell in love with the place and we will definitely visit them again.

The guest house borders directly on the beach, with its own path leading to the sea. The beach is open, clean and no rocks are in sight. Since the guest house is located on the side of Melkbosstrand, the stand is also quieter. There are far fewer people than there are on the main beach, which makes it more peaceful. Would definitely recommend it.

The Beach Villa is a very romantic getaway for sure and our 30th wedding anniversary will always be a fond memory. We wish The Beach Villa every success for 2021!
The fact when I booked it was sea view and promises was made about it. The TV never worked as it had a black piece across the screen. We enjoyed the breakfast facing the sea.
Only snag was that the stove didn't work nor the hob after the electricity tripped and the countertops were a bit dusty but overall enjoyed our stay and the staff was extremely friendly and attentive with housekeeping. Loved the place and location and was so peaceful and tranquil. The views are beautiful and so is the apartment. Thoroughly enjoyed our stay except for the oven and hob that didn't work to make veggies after the electricity had tripped and there was no braai bowl. But will definitely be back to visit again. We couldn't get to the beach for an indefinite amount of time. Comfortable and quite comfortable. We had a great stay, thank you for the hospitality.

The view of the long beach makes one peaceful and calm and relaxed. It's also wonderful to walk long distances, south to Melkbos and north to the Koeberg power station. The guest house serves a tasty breakfast in the dining room overlooking the beach. What I did recommend to the manager is to trim the tree that grows luxuriantly in front of the guest house again, to improve the view from the upper apartments.
The house is very well located, very tidy and breakfast is a bonus, will book there again because it is so well located.
Was only there for one night, arrived late and left early. The reception was very warm and the room was very tidy with everything you need, view of the beach from the room was very beautiful especially when the moon fell over the sea.

The Beach Villa staff went out of their way to make our stay as comfortable as possible. With a busy work schedule, it was lovely to kick off shoes at the end of the day and not worry too much about the sea sand that might be stepped on. Very neat rooms with a seaside holiday feel and atmosphere (the WiFi reception is only sometimes temperamental). Thandi and her team carried us on their hands and we had a great time with them. We look forward to our next stay!

The large unit we stayed in is beautiful, the furniture shows good taste. However, we were not comfortable with the cleanliness and could clearly see that the place was cleaned very quickly after a large group of people had left just before we entered. It was not a nice feeling to walk in there then. We scrubbed everything. We were also under the impression that our unit walked directly onto the beach which was not the case at the time and we had to stay on an upper floor with 2 small children which we were very disappointed about but we pushed on and made the best of it made. The fridge didn't work well either and froze completely.
The room I wanted was not available and it was husband's birthday and I wanted to surprise him. It was a big disappointment because the TV was also broken and a small TV room the size of a laptop. The room was not up to standard for me, other rooms were ok, I only slept one night then we booked out.
They went out of their way to make our 20 year wedding anniversary special, even though the place we wanted was already booked. Thank you very much for the kindness and nice breakfast.

The photos on the website are not a true picture of what the rooms look like, the guesthouse is old, and the room we got was really cramped, with the kitchen literally running into the bathroom. The bathroom and kitchen finishes are old and need attention, not at all the luxurious picture one sees on the website. Nowhere in the room is a decent mirror with a power point to do hair and makeup, and the TV channels with DStv are very bad (bad signal). The bed and bedding have seen better days, and the towels are no longer nice and fluffy. Although the breakfast was nice, your options for breakfast are the same every morning. Bacon, eggs, sausage and tomato. After 6 days you want to see at least a bit of variety. How about omelettes, French toast, cookies, muffins, scones or a variety of cereals? We were really disappointed with the room, especially as it was not the room we booked via the website (if you go by the pictures).
Staff was a very friendly accept for one, she acted as if we have never been to a hotel before, showing us how to use fridge, demanding we listen to her. We are adults not kids.
Had a problem getting someone to open gate for us. had to wait 15 min before someone could check us in. Only 1 channel on TV is watchable. No plug for the sink in the bathroom. No plug to be able to use hair dryer. Parking is really a problem when there are already 5 vehicles inside because the place is just too small for everyone to park inside, especially if most are there with a big pickup truck. I think the owner just needs to spend some time there to take care of everything or that one could talk to him. The nice view from the rooms does not help if there are too many other things that are not right. They did try to compensate but I don't think it's right.

The shower sprays all over. Jacuzzi very noisy but suppose that’s how it is. Walls need some paint. Did not like the fridge and coffee corner not inviting - expected more. Curtain around bed outdated. Bed was beautiful and bedding very comfortable.

Our reception at Beach Villa was very friendly. All Covid protocol was followed. The apartment has a beautiful view, good barbecue and a lovely bed to sleep on. Breakfast was nice and staff are very friendly and helpful. The villa is on the beach and you can take lovely long walks along the sea. Experience beautiful sunset. Unfortunately, the place lacks a very good cleaning and maintenance. Sink was loose. Faucet dripped etc. I think for the price paid, everything should be in place.

The room is situated in a gorgeous location. The stay was mostly comfortable however the rooms need some more attention such as more detailed cleaning, the bathroom blinds were very dirty and old, probably time for the owner to look at some new blinds. We booked the honeymoon suite which cost R500 more than the other suite, as it had a jacuzzi in which we wanted as we were away for a date night. The jacuzzi was however not working correctly and also there was a sign asking us to not use it unless necessary. If there is water restrictions, which we do understand, you should rather remove the jacuzzi and charge less. It was also full of hair and not cleaned properly which completely put us off. The breakfast and coffee downstairs was also disappointing. The staff were very pleasant and extremely helpful. We were advised we may check in earlier but on arrival we were told the room was not yet ready for us and we needed to come back in two hours. Would we come back again? Unfortunately not. We don't think the price is value for money.
However, there were a bunch of things that didn't work - the oven could turn on and off but the temperature couldn't be set. The filter above the stove and the saucepans are disgustingly dirty. The refrigerator does not close properly. The towels were never replaced during our stay. The TV's decoder only worked properly on day 4. The cutlery and crockery are very old and incomplete. The knives are impossibly blunt. We think Beach Villa has potential but it needs serious attention
The unit is very cute and the view over the sea is good. We did have problems with the parking. Space limited for larger vehicles and no secure storage space for trailers. The unit itself definitely needs more care, maintenance and cleanliness. The microwave and fridge (kitchen equipment) also need care. Was disappointed in quantity, type and beauty of the cutlery. There was also no natural fresh light in the second bedroom. Problems we encountered were looked into immediately and resolved where possible. Thank you.
But, unfortunately, the service, cleanliness and hygiene leave much to be desired. The bathroom was not very clean, there was mold between the tiles and also in the shower. The bathrooms are also very old, and not very neatly maintained. There is no ventilation and it smells bad. At full open, the hot water takes about 5-6 minutes to arrive. The room is also only cleaned at the front, behind the bed pillars and cupboards deal with the rubbish badly. Smoking is allowed on the porch of each room, it is very disturbing for non-smokers if someone sits right next to you and smokes and the smoke moves towards you and into your room. We were not very well received. The staff member's uniform was very dirty and it appeared as if we were not expected. We asked for a bottle of sparkling wine on arrival in our room, it was not prepared and we received it later. The next morning at breakfast she was still wearing the same clothes with stains on her shirt. Braai facilities are offered, but without any wood. The card machine was out of order, but we were given a discount for the cost of withdrawing cash. The TV is not a smart TV, and only has 3-4 channels. There is no air conditioning, and the roof fan didn't work either. Our room door could not be unlocked from the inside. There is off street parking, but the gate is not closed by the staff. The parking is also very tight.
It was our only honeymoon night that we could leave and, as expected from a honeymoon, guesthouses would make an effort to make it extra special. No effort was made. The room had a leak which they had to fix the morning we had to check in and so there was fresh, wet paint on the walls which smelled very pungent. We understand that it needed to be fixed, but it was really bad for both of us who are very sensitive to strong smells like that. There was not enough coffee or sugar at all for two people, the hot tub leaked all over the floor, and for the fireplace we only got 7 pieces of wood. There were no extra blankets, and it was very cold as it had snowed over the weekend. The bathroom's extractor fan did not work and there is not enough light in the shower, so you shower in the dark and a bathroom full of steam. The kettle must be on the ground to reach the power plug to boil water. The breakfast was tasteless and actually pathetic. The staff have a funny attitude when you ask them something. We waited 3 hours for extra sugar and coffee and we requested extra wood, which we never got. The staff seems to be staying in one small room in the guest house, with a small baby who cried a lot. We had to constantly knock on the staff to get service and then they ignore you when you knock on their door. It's not up to 4 star standard at all. It's a shame, because the house itself is very beautiful and the view heavenly, but the staff run the place into the abyss.
The staff was quite friendly, but not well empowered by management. There was no sight of the owner and everything is just left to staff. Staff clothes are awful and it is obvious that it is the same set of clothes every day and not washed daily. Photos on the website deceive the eyes, and the decor is not appropriate for the rooms or the price paid. Towels were not changed at all for the whole week we stayed there, bathroom facilities were also very impractical. There were only 2 TV channels available, which also didn't even work every day. The breakfast is standard and found hair in our food more than 1 morning. The serving station is not cleaned regularly and overripe fruit is served. Parking is a mess. Note that the staff's poor service and hygiene is only to be blamed on the owner who is not involved at all. The staff work hard to make you feel welcome but fail due to necessary experience/training. It feels like the owner just doesn't care at all. We cut our holiday short by 1 day due to this bad experience. We will certainly not use this guest house again.

We stayed 2 nights at Beach Villa. We were greeted with a smile and shown to our room and given keys. The service was excellent and the staff were very pleasant and friendly. Our children had been with us and the room we wanted to hate was no longer available, but they gave us a very pleasant plan and the four of us had a very nice stay. It's a child-friendly guest house and I can recommend it to any family. Stunning view!

Room door broken and wind blew in and raining in too, 2 sachets coffee in room on arrival for the day, no water bottles in fridge or even a rusk as in all other guests houses, floors slippery. Wi-Fi didn't work properly.
We're not going to stay here again. We were in the self-catering unit. Although they say on their information that they speak Afrikaans 2 times, the lady refused and said she would speak to me Xhosa. No private entrance to our place, one walks through many doors of the guesthouse. No full kitchen, just a kitchenette. One coffee mug for 2 people. The room and kitchen mix together and are very small. Parking is very small for the amount of cars that have to park, it costs a lot to get out. Bathroom is very small and needs renovation. All positive is that you have a pretty good view of the sea. This place is not what we are used to, which we usually rent through the site.
We were received with warm South African hospitality. The accommodation was clean and tidy and breakfast while looking out over the sea a bonus. They went out of their way to accommodate us and made an offer without just saying "we are full" which showed they knew what might suit us. Personal attention!

We were called prior to our arrival by our host to make sure we knew where to go and what time we will be arriving. On arrival, she welcomed us at the front door with a beautiful smile. Signing in was a breeze, we were taken to our beautiful room which had the most amazing view of the stunning beach. The facilities, bedroom, breakfast and our host were all 5-star! Unfortunately we could not spend more than 2 nights, but we will definitely be back!

We had a lovely stay in the self-catering unit at The Beach Villa Boutique Guest House. The unit is fully equipped, neat and has beautiful sea view. The guest house is located at the sea front and also has good service and went above and beyond what we expected.

We had a wonderful time at the beach villa, especially Thandi was super friendly and a very good host. It was perfectly located with extremely nice views and the sound of the ocean in the background was a bonus. The smallish setup cater for a personal touch that was much appreciated. The location for exploring the area was perfect and away from the very hustle and bustle of Cape Town. Highly recommended and we look forward to our next visit when we will definitely make use of the Villa again.

My husband and I celebrated our wedding anniversary by getting away for a bit of peace, it was a lovely experience, friendly staff and they even moved us to a queen size bed. The staff left a bottle of sparkling wine on our bed for us on our special day. Can say the sea air, fresh in the morning, and the waves that break in your mind before bedtime such a peaceful and pleasant experience. Thanks to Beach Villa. It was a lovely few days with you.

The Beach Villa's staff gave us a warm welcome even though there was a small wedding in the garden when we arrived. Apart from the limited parking we were unaware of the number of guests, and we were able to enjoy the sunset and beach (only 10 m from our doorway). Our rooms were very neat and clean. One room's decor was fresh and new while the other was a little run-down, but both have comfortable beds. Breakfast was more than excellent!
Staff are particularly friendly and helpful. The beach is an extension of the guesthouse's garden, with breathtaking views of Table Mountain and sunsets!
Good value for money with good facilities for a holiday or weekend break. Close to restaurants and other facilities, and central enough to use as a base for exploring the area. Comfortable rooms with amenities. Note that the shower is not freestanding, but inside the tub which is unsafe and inconvenient. Not suitable for older persons.
Unfortunately the Honeymoon suite we stayed in was "tired" and in need of an upgrade.
Overall we were disappointed in our stay and really just tried to make the best of it. Based on the images, we really expected a more comfortable place. The house was cold, and had a strange damp smell in the house. There was also very poor guest service from what were clearly untrained staff (e.g. they were making a huge noise vacuuming while we were having breakfast), and the absence of any sort of manager. No turn-downs at night etc. It really felt like we were not in good hands.

I booked a sea front room with a double bed, not 2 single beds. Walter from the guest house assured me it was arranged that way (for a king size bed). But we then got a sea front room, but with 2 single beds. It doesn't matter much, but I think if you ask for something specific, you can expect it. Nevertheless, we had a good time and slept, the view is beautiful, and we will definitely book at The Beach Villa Boutique Guesthouse again, it was absolutely worth it! Thank you very much for your hospitality!

Our time there was very nice. It's perfectly located in Melkbosstrand. And the beach on our doorstep was definitely a bonus!
All that was wrong is the TV's signal which was very weak. Struggling to watch the rugby.
The stay was really pleasant. The location of the Guest House is excellent. On the beautiful beach and close enough to restaurants etc. but still quiet enough. There is no traffic to bother. Staff were very helpful and friendly. I would definitely recommend the place.
Great setting and view. Well looked after venue, breakfasts were awesome, and basic in-room luxuries a joy. Managed to have a very peaceful and tranquil holiday time. Well worth the visit!
A highly recommended commercialised tourist accommodation. Thandi was such a great hostess with her bubbly personality and friendliness and welcomed us with such big arms and a broad smile. Thank you, Thandi! The balcony was just a bit hot without an umbrella.
Beautiful place although it is different from the photo on the web page. Breakfast was excellent. Staff very friendly and helpful. We had to leave a day early, but Walter understood. The available DStv channels can get attention. Parking is a bit tight but if the vehicles are stopped correctly, then it works out well.

It was a wonderful experience, and a few day getaway there is highly recommended. The guest houses have a beautiful view of the sea from the bedrooms, good service, neat, beautiful rooms and a peaceful atmosphere.

We were very kindly received at Beach Villa. Very neat and clean. Had a wonderful rest as there is no noise, yet you are walking distance from delicious restaurants. The beach is clean and tidy and you really walk 20 steps over the grass to get there. The parking can be a bit tight if you have a large vehicle and there are other guests but didn't really have any problems getting in and out.
Very peaceful and comfortable, can definitely relax. Was able to watch the whales from the porch and the sunset slowly turned into different shades.
