- Parking is available free of charge for all guests. Do not park in the way of the electrical motorized gate. Do not leave any valuables inside your car while it is parked. Utopia Guest House cannot accept responsibility for the loss or theft of any such articles while your car is parked.
- Toilets - No cigarette buds, cotton buds, tampons, sanitary pads or any other material, other than toilet paper may be flushed down the toilet. Charges will occur for any blockage.
- Common areas: The Rest of the Main House including swimming pool are common areas of the house and guests are forbidden to enter.
- General - Avoid making noise or disturbing the other house guests, musical instruments, Loud Music, televisions, etc. Any other source of amplified sound shall be played at a volume that shall not disturb or annoy other guests. We also request the guests to restrain from making any noise outside the building, in the courtyard or directly in front of the building.
- Refrigerator to be kept clean. Freezer door and Fridge shall close properly. Freezer shall not be over-packed so that sufficient room is allowed for air circulation.
- Cupboards shall stay clean and neat. Surfaces and countertops shall be free of grease and spilled food. Storage under the sink shall be limited to small or lightweight items to permit access for repairs.
- Sink shall be clean, free of grease and garbage.
- Trash/garbage shall be stored in a covered bins until removed to the collection containers.
- Cooking oils or grease shall not be disposed of down the kitchen drain.
- The kitchen includes a refrigerator, microwave, Kettle, small stove and oven, limited dishes, glasses, and utensils for light meal preparation. Please leave these in the original manner.
- Braai: Keep the outside of your flat area clean. Never leave the braai unattended once it has been lit. Keep children away from the braai area.

- Your Liabilities - We will hold the guest responsible for any damage or loss caused to our property by your acts or omissions, default, accident or neglect. By booking with us you agree to indemnify us and to pay us on demand an amount reasonably required to make good or to rectify such damage or loss caused by yourself. - Unanticipated interruption to electricity, water, sewage to and from the guest house;
- Industrial actions, civil uprising or criminal activity;
- Fire, frost, flooding, wind or any other force major event.

- Because we can have several guests at any given time, we ask you to respect each other concerning cleanliness of the common areas and noise level. If we receive complaints, you will be given a warning. Further complaints are subject to the termination of stay. We reserve the right to end a reservation if a guest becomes a disturbance to others including management.

A home away from home. The hostess is wonderful and quickly makes you feel at home. Would definitely recommend this stay.
Everything is beautiful, neat and in place. Bed sleeps great and Candice is an incredibly pleasant hostess. Utopia will see me again for sure!

Candice and James are warm people and very accommodating. The guesthouse is in a safe and quite neighbourhood close to all amnesties.
Great hosts, meticulously clean. Shower is a make or break for me when I travel, this was the best. I wish guest house hosts could take some notes from this. My expectation was exceeded. I would recommend that the street signage be reviewed, my GPS took me to the 'no entry' gate, but I eventually found the boom gate entrance.
Excellent self catering accommodation. Well appointed units. Would stay here again. Candice goes the extra mile to ensure you are welcome and comfortable. The homemade biscuits and rusks were a treat.
The owners go out of their way to make you feel welcome. The place is beautiful, neat and clean.

Fire Flat - Red has decor chosen to incorporate fire elements and red tones. This flat has 2 bedrooms. The first bedroom contains a double bed, and the second bedroom contains a three-quarter bed, both with spacious cupboards and drawers. The bathroom contains a bath and a shower, a toilet and a washbasin. Bath and hand towels are provided. The kitchen is equipped with a fridge, an induction plate, microwave, kettle and a toaster. The lounge area contains a Smart TV with Netflix and Full DStv channels. Free Wi-Fi internet access is available. The flat has ceiling fans, Aircon unit and a heater. Sliding doors lead onto a tiny patio with greenery.
R1 500R1 500R1 350There are 3 apartments available and each of these apartments is inspired by the name "Utopia" which means "perfect harmony". The main color scheme of the apartments is grey, white and neutral. Each apartment has a color and an element of the universe as a whole. Three universal elements have been chosen that work together perfectly in harmony.
The Water apartment is decorated in shades of blue, the Earth apartment in shades of green, and the Fire apartment has red accents. Each of the three apartments is fully equipped and has its own comfortable sitting area and well-equipped kitchenette.
Secure parking is available. An alarm system, electric fences and security beams are connected to a rapid response unit and are available throughout the property for safety. The guest house is in a fenced area with a security barrier.
The Utopia Guest House is run by the owner and her husband, Candice and James Phillips, and they are on hand to ensure guests have a relaxing time. Good service from the staff and managers are the cornerstones of Utopia Guest House.
