Villa Royale is a residential complex with extremely strict noise control levels - no more that 6 people are allowed in the apartment.
We do not do bookings for unaccompanied under 25's. To book at Villa Royale paperwork is required at least 48 hours prior to occupation: Copies of all adult's ID documents, Signed form that rules have been read, signed and completed booking forms with vehicle registration numbers of tenants and guests.
This apartment, located on the fourth floor, can accommodate up to 6 guests in 3 bedrooms. The main and second bedrooms are both fitted with a double bed. The third bedroom is fitted with 2 single beds. There are 2 bathrooms. No towels are provided.
The kitchen is fully equipped for self-catering and the living area opens up onto a balcony area offering beautiful sea views. The apartment has a TV with a DSTV access point for Explorer or an ordinary decoder available, please bring along your own decoder and smart card. Wi-Fi is available but no Smart TV and guests can bring their own laptop and HDMI cables to connect to the TV.
Steep walk down to the beach from the pool area at the complex. There is 1 allocated undercover parking and limited visitors' parking. Parking bays are not suitable for large vehicles. The complex has a communal swimming pool and there is also a braai area. No braai is allowed on the balcony of the unit. No parking is allowed in front of the pool area or in loading zones, guest should also note that parking is very difficult for 4x4 and bigger vehicles.

It was mostly pleasant, except the fact that the doors kept blowing shut. One needs to have a wind draft to cool down the place, so windows are open on both ends of the apartment. The cleanliness was below average when we arrived, as we had unpleasant surprises under the beds. The fact that there is a daily cleaner is convenient. Other than that, the view is great from all rooms. It does take a while to get to a beach; however, so wouldn't recommend for anyone wanting to frequent the beach multiple times a day.
The establishment was very clean and comfortable and also conveniently located, and very safe to reside at Villa Royale 402.
We were promised direct entry to a private beach, however, we were very disappointed to find this entrance had been blocked off. This was one of the main reasons we booked at Villa Royale. Guests need to be aware of this before booking.
Access to beach a challenge for people with health problems, but beautiful view of sea from apartment. Apartment very comfortable.
Parking a bit difficult but after we got used to it it wasn't a problem. The boiler did trip the power so I'm just putting it on record because I don't want to buy a new boiler.
Very poorly maintained unit. Had to leave the place 2 days earlier and move to another place at an additional cost. Will definitely not recommend to anyone. The unit requires serious attention, especially the unbearable in the kitchen of all place. Would really appreciate some sort of compensation or refund.
The area and location is stunning. The unit itself needs tons of work and cleaning. The kettle, extractor fan, fridge were filthy.
Thank you, I am very satisfied and have had no problems. Enjoyed the sea in my ears all night, as well as the dolphins swimming past the sunrise over the sea every morning.
Although the unit is neat, it needs an upgrade. Most of the floor tiles are cracked. The bathrooms are old and the curtains hang on screws. Fantastic location and sea views. The complex is very neat and clean.
Nice place for a quiet get away.
We had a very nice holiday at Villa Royale 402, only a few things that need attention are the bathrooms that urgently need an upgrade, the toilet seat in the master bedroom bathroom was broken, and there is a lot of dirt between the wall and washing machine and tumble dryer in the first bathroom. The location of the place is perfect and we really enjoyed seeing the sun rise over the sea every morning, as well as the dolphins. But the plastic patio furniture has also had its days and is very worn, the coffee machine in the kitchen is full of mould. And the parking below is a nightmare if you value your car. Other than that, everything was good.
My only problem was walking to the beach. Coming from Johannesburg walking at the beach is great.
Dit was baie lekker, goed gerus, die uitsig is pragtig. Dit sal baie beter wees as die eienaar 'n klein DStv-pakket in die woonstel kan sit, want ons het klein kinders en kon nie buite gaan stap het deur die nag nie. Het ook nie ons eie pakket gebring nie omdat ons 'n Explora het.

We do not accommodate bookings for guests under the age of 25. At least 1 person in the group must be older than 25.
A cleaning service of 1 hour is available from Monday to Friday, excluding public holidays and 2-night bookings. The service includes making beds, cleaning bathrooms, and braais, as well as sweeping and mopping all floors. It does not include the washing of dishes.
The parking is not suitable for large vehicles.
