The lights in the room are a bit dim and the WiFi is terribly slow, but other than that we had a nice stay.
We stayed two nights in Paris and it was a pleasure to sleep at Rose Acres at night. The joint lapa is beautifully furnished with DStv (important for the rugby men!) - we had a great barbecue and socializing on Friday evening without it being a bother to the other guests. If a good quality mattress is important to you, Rose Acres is the place for you! We slept great. Air conditioning and good Wi-Fi are a bonus and the absence of a TV in the room did not bother. In addition, the plunger coffee was a nice surprise. The host and wife are approachable and friendly and brought extra milk for the early morning rugby coffee.

We had a lovely stay and it was peaceful and quiet. No TV in the room, but otherwise everything was to our liking.
Mosquitoes were troublesome and no mosquito repellents were provided. One sheet was battered. No TVs in rooms, this should be highlighted in advertisements, air conditioning was good. Hot water takes a long time to get hot, no separate bathroom which could also potentially attract mosquitoes?

The absolute bonus is the fact that it is walking distance from the buzz in Bree Street. You park your car safely and Voila! With brave and walker you go on! I was wondering about a TV in the room. Maybe I chose the one without a TV? But otherwise really value for money!

The accommodation was clean and tidy, just like in the photos. The rooms each have a microwave oven and small fridge for your own refreshments. Rose Acres Guest House is also equipped with an inverter, generator, and water tanks for those inconvenient days when the municipality lets you down. I had a great time and will do so again soon.

My teenage son and I slept over for one night. The unit was very nicely furnished and the air conditioner and warm blanket were a bonus on the cold winter evening. The room had an emergency light which helps a lot with load shedding. The whole setup and layout of rooms is very nice.

Entering this beautiful accommodation, the courtyard is decorated with beautiful flowers with a few benches and even a swing that gives a mystical feeling of vacation. The bedrooms are neat, perfectly balanced color and atmosphere, laid out for relaxation. The owners are incredibly friendly and testify to the peaceful atmosphere. Cars are safely parked inside. If you want the perfectly centralized relaxed getaway in Paris, this is ideal for you.

Will not visit again in winter, was there with an older person of 84 which made it difficult. The hostess was very friendly and professional. Everything very neat and clean.
Neat, clean and everything needed. A bit of trouble with the sliding door that doesn't want to open and close and close. At one point my husband was standing with the whole door in his arms!
A good mattress provided a good night's rest. However, there was neither a hair dryer nor a microwave as indicated in the online description of room 7. The bathroom's toilet paper holder doesn't work at all, the sink faucets are against the sink, making it hard to turn. The shower was unfortunately also disappointing - very low water pressure. A shower door may prevent the water from wetting the bathroom floor. Sorry if it sounds like I'm a klutz, but I really expected much better for the price and judging by the photos.

Good location and service
We stayed at Rose Acres for two nights. The beds were really comfortable. The room was more than we expected i.e. our teenager had his own room with double bed. The bathroom and shower was also spacious. Rose Acres is suitable for a family on it's own or a group. The layout with central braai area was well thought out. The location is the best; we walked to dinner on both evenings i.e. Os (next to the river) and Hoi Paloi (in town). We will definitely be back and wish our hosts the best following Covid 19's worries.

The place was nice, but certainly not self-catering, only 4 cups and teaspoons were provided, nothing more. No TV, but in an open living area outside, even on the website it is part of the living space, no aircon in unit no. 5 but other units and the bathroom door very impractical if you are more than two (it's a 4 sleeper), you can basically do everything hear and see, so for daughter and father scenario it was not too comfortable.
Slept very well but the service delivery was poor. The coffee plunger was removed from the room which forced us to drink instant coffee if we wanted to drink coffee. Our milk disappeared along with plunger after the first night and we had to drink black instant coffee the second morning. Not good enough.
Rose Acres is a lovely guesthouse in a beautiful town. Close to everything, we could walk to all the areas and attractions in Parys. Rooms were very neat and tidy, everything you need is available, and the outside braai area was great for morning coffee and evening get-togethers.

Rose Acres Guest House is a beautiful place with pleasant owners who made us feel welcome and at home. Unfortunately, we could hear everything the neighbors were doing and talking about, which was slightly disturbing.
There is a light outside no 4 that works with a motion sensor. When the light goes on in the evening, the whole room is lit. Didn't sleep well at all.
The loose paving blocks almost made me fall as they were not filled with pebbles in between, the leaves could have at least been swept up outside the sleeping area. The unit was smaller than it appears in the photos, there was no air conditioning and it was extremely hot, one could not leave the sliding door open during the night as there is no security door, the shower head could not be adjusted and so you only had to stand under one beam. The pool was also not available to cool off in.
We were warmly received and personally seen off upon our departure. The courtyard is beautiful with tables and benches everywhere, lovely braai area. Our room had everything needed for comfort. If well cared for and tidy. We could walk everywhere, well located, close to everything.

Very friendly and pleasant owners! The only negative observation is the fact that there was no remote control for the gate and the lights hang quite low. You have to lift the lights up to see the mirror when you blow dry your hair.

This place is beautiful and neat. However I was disappointed that I had to sleep in the stoep room and pay the same price as the other guests. I also feel that, judging by the price I paid, there should have been a TV in the room. I struggled to get the shower in the room to work and there was no bath. The room isn't very private either.
No way they are self-catering. You can't cook anything without a stove. Would only recommend for 1 or 2 nights. TV will help for longer stays. No privacy in bathroom, everybody sharing the accommodation with you can see, hear and smell what you do. Quite unpractical to send everyone out when you want to do your private things. They come to collect the dishes early in the morning to wash and you are lucky to get it back before dinner. And take your own drinking water with.

Bedding and bath towels are provided. In-room amenities include a bar fridge and tea- and coffee-making facilities. All the suites have an open-plan design with tea- and coffee-making facilities, but no cooking utensils. Room 4 can accommodate 2 adults and a child under the age of 10 years while Room 5 is suitable for 3 adults or 2 adults and 1 child. There is air conditioning in all the rooms.
Guests can make use of the communal braai facilities and ample, secure undercover parking is provided. If a group want to make use of braai facilities please arrange beforehand. Just book your special occasion beforehand with the owner, whether it be an engagement party, renewal of wedding vows, birthday or wedding anniversary.
