The hostess, Annetjie makes you feel welcome immediately and was very accommodating when I had to shorten my stay. (without any cancellation fees). The guest house's room was well furnished and is suitable for both short and longer term guests very close to Pretoria East's hospital and shopping centres. I would recommend the facility to anyone and is really value for money.

The guest house is for young and old. All in a nutshell. Pool clean, garden beautiful and sleeping units clean and tidy and the nicest beds to sleep on. I would recommend them to any person.

The reception is good, as well as the response to any requests and defects. Location is very good in the east of Pretoria which excludes the busy traffic.
The place is located in a nice and clean area near shops. Geysers are shared between rooms and unfortunately we had cold water that evening and next morning. The romantic bridal suite (Cleopatra's Cove Room) where my parents slept, the aircon and electric blanket didn't work and the shower didn't have a door at all.
We will definitely book there again, could find no fault with it, everything in place, clean, neat, and the shower and bed is the most important because you are tired at the end of the day and have to work again the next, thanks for a shower that was clean with good water pressure, and a quality bed that guarantees a good night's rest!

I will recommend Xaviera Guest House anytime. Annatjie knows the meaning of hospitality and her team is top notch. Room cleaned early every morning. Coffee and sugar replenished regularly. I stayed one month because my husband was undergoing chemotherapy in Pretoria East and Annatjie's concern was amazing. If I wasn't back from the hospital at 20:30 she called to make sure everything was OK.

A safe and secure guesthouse in a very quiet area. Very clean inside and outside. The room was very spacious and the reception was excellent. Was upgraded to executive accommodation at no extra cost. The only downside is the absence of an air conditioner in the room I was, but being this time of the year I was given extra blankets so maybe I should not complain.

We needed bath mats - only complaint.
I was upset because the rooms I booked had been changed on arrival. I intentionally booked the rooms next to each other because we were 3 families and my 88 year old mother had to be next to us. In the end we had to switch rooms and my mother was 2 rooms further down the hall which made me struggle to relax in case she needed us at night. Luckily nothing bad happened. On the Friday the cleaners took the used towels, but didn't put out any fresh ones. Because we only returned late that evening, I couldn't report it. Luckily I had packed my own towels. The parking was also quite small.

First impressions of the hostess are friendly. Room was neat, but view apostate due to roof taken off but holes still visible, there was a hole in the bedroom roof and curtains were torn which also left a bad impression. Garden is nice and tidy and other rooms very nice according to fellow guests which made us wonder if children might not be welcome?

The unit absolutely met all our needs. It is safe, peaceful, clean and the environment is quiet. We were also within quick reach of shopping centers and restaurants. Annatjie Kotze was wonderful and although we arrived a little later on the first night, she still received us kindly and helped us. We can recommend this guest house with conviction.

We had a very positive experience. The guest house is very stylish and was adequate for our needs. I'm just sorry I forgot my swimwear! The hostess was very friendly and helpful without being "in your face". We accidentally paid R250 too much and when she noticed the mistake she immediately brought the cash. I was booked for another night at the guest house but didn't use it even though I had already paid because there is no air conditioning in the room. The facilities are clean and tidy, but the standard is not such that I would stay here again.

I smoke, but respect the people around and near me, don't smoke in my house or vehicle either. A bench that stood outside our door for a long time and a soda can that I used as an ashtray were removed the next day. If they do not tolerate smokers then it must be stipulated that way. Water tank's pump is a nuisance at night, lighting outside to the residential unit is insufficient, especially around the corner where you pass by the pool. There is a step that one can trip over.

The accommodation is pleasant and the most serious problem was that the TV setup was so complicated that only one video/TV channel could be accessed. During departure I could not locate any staff to hand over the key to.
We had a nice stay. We only upset the hostess because we were late, we called at 16:00 and said we would not be with her until 20:30, but she did not receive the message. Other than that there was no problem except that TV did not work.
